I am a renter and have been for over 20 years. Never before have I done business with a shadier group of individuals. David Floyd (Acquisitions Rep./Agent for JD Homes) presents himself as a professional, and believable individual, however once the paperwork is signed, his true colors are darkly displayed. He is a deceitful, lying salesperson who lacks integrity. He makes whatever promises are necessary to close the deal and once the lease is signed, he is unreachable; therefore unaccountable for following through on his promises. David and Joseph (JD Homes' Office Manager) is one in the same when it comes to the lack of character and integrity. They only want to make money. They do not care about the conditions that they subject their renters to. They work hard to hide problems at the properties they manage (instead of making repairs) so tenants are stuck with the stress of moving, as well as the upfront costs of making repairs themselves in order to ensure their own safety.
It has almost been a month since I moved into one of their properties and many repairs that were promised by JD Homes were not made by JD Homes. After speaking with an attorney, I learned that the state of Georgia requires landlords to make repairs within a timely manner or tenants may pay the upfront costs to have repairs made and then deduct the amount of repairs from future rents. {In order to do so, it is recommended that the company be notified in writing of your intent to exercise this tenant right.}
Moving is stressful enough without having to go back and forth with the property management company only to come to the realization they they never intended to make good on any of their promises. My advice to all renters in the Atlanta-Metro and surrounding areas is to BEWARE OF JD HOMES PROPERTY MANAGEMENT COMPANY. If you come across a home that is managed by this company it will serve you best to by-pass the home and save yourself the frustration and headache of dealing with alcoholic maintenance men who rig everything that needs fixing in order to create the illusion of things being operational. You will also spare yourself added expenses in your moving process. If you deal with them, get EVERYTHING in writing because their words are empty and their intent is to deceive for the sake of greed.
