Will parker, laurel parker, victor vega don't buy this franchise. It is big ripoff, it is somewhat of a pyramid scheme. You will be cheated, lied to and worst of all you will lose all of your money because they will take your franchise away

I am warning anyone who is thinking of buying a JanPro Cleaning Franchise in Rio Rancho, New Mexico. Do not. Laurel and Will Parker are two of the biggest scam artists in the business. They sell you the franchise, give you training and after they take your money, they own you. They underbid all their contracts and it is impossible to make any money after they take their fees. They offer you business, however they do not let you look at what you are buying and if you don't accept it they will not give you any other.

During their training they tell you that they are your support system and that their auditors will visit your customers so that they can help improve your service if they see any discrepancy. That in itself is a big lie, because they send their auditors, Victor Vega being one of them, to the customer, he points out to the customer the discrepancies and offers to provide another franchisee to improve the quality of work. The customers will sign a complaint form generated by JanPro and you will get a call from Victor stating that you have the lost the business and not to contact the customer. They send messages to your e-mail asking to reply within 24 hours or be charged $50.00 fee. I once substituted for another franchisee who was incarcerated and cleaned his three customers in a matter of hours. I received a call from Victor one afternoon at 2:00 and asked if I would clean and be done by 4:00. There were two buildings for that customer and myself and two of my employees completed that work in record time.

That same night I cleaned two of the franchisee's other customers. Victor told me that the franchisee would probably lose his franchise since he had been arrested and that I could keep his customers if I wanted them. He gave me the keys and the contracts and asked me to keep them and JanPro would let me know. I received a call from Victor a couple of days later and he told me to quit cleaning because the franchisee had been falsely arrested, but to keep the keys to see what would happen. Several weeks later Victor called me and asked me to take the keys to one of the buildings because he was going to do a strip and wax (his wife is also a franchisee however he performs the work) that to me would be a conflict of interest., I went over to the JanPro office and returned the keys for both customers.

A few weeks later, I received a call from the JanPro office asking that I return the other key, however when I told them that I had done so, they said no that they did not have it and that they would charge me a $50.00 fee. What a joke, I was paid $50.00 to clean that office, gave JanPro 20% for their fee, paid two girls $8.00 per hour, it took 1 hour for all three of us to clean the office, and then I had to give them an extra $50.00 because per them I did not return the key. Wouldn't you say that in itself is a BIG RIP OFF. Because of doing them a favor, it cost me $78.00 and was paid $40.00 so that made me give $38.00 from my pocket so that they could have a good customer relationship.

I could write for 8 hours to tell my story, however, I will only say what has happened in the end. Sophia, who was recently hired as an auditor, started going to all of my customers and pointing discrepancies, and asking them if they would like another franchisee to service them, so therefore I lost, per them, 4 customers whom I had been servicing over a year and one who is a JanPro Corporate Account, they will never lose that business.in the end they took away my franchise because per them I breached my contract and lost too many customers. JanPro is not in the business for cleaning, they are in the business to sell franchises, so I am warning you, do not invest your money with them. They take customers from one franchisee and resell the contract at 3 times the amount and continue doing this to make all the money that can. Laurel is one of the most rude persons whom I have ever met and she will never let her guard down she will yell and scream at you and never admit to having any fault. She will blame you as not being able to perform well in business and therefore fail. You will fail because they will make sure that after they cannot bleed any more money out of you they won't let you continue with your franchise.

A great big warning, they charge you a management fee, however, one month I took my invoice in (they needed to be in by the 5th of the month) and Laurel decided that it was not detailed enough and did not accept it because she said she had a computer glitch and she had to go through all the contracts to fill in the amounts manually. (that is why she takes the management fee), I took the invoice home and reworded it, however I did not make back until the 6th. The following month when I went for my check on the 1st, she would not release it to me until the 20th because my invoice was late. I told her that I needed it to make payroll, and she told me she would release it to me for a 10% fee. Needless to say, I waited for the money and in fact that money was for the invoices from two months prior. I honestly do not how Will and Laurel can sit comfortably at the dinner table or sleep well after they cheat and lie like they do. I lost a great deal of my savings to JanPro. I gave them approximately $35,000 plus cash, and in addition to that, I gave them 20% of all my earnings for three years and I cleaned for several other franchisees when they needed a substitute. I can not even see why some customers keep them. Three of the customers who they took from me are on their third JanPro franchisee, wouldn't you think that if 3 franchisees cannot perform, JanPro is not the company who should be cleaning for them.

Anyone who is thinking of hiring JanPro to clean should thing twice, because they will never have the same cleaners that were originally given, JanPro will make sure that they offer better service with someone else., but what is there to cleaning, dumping trash, cleaning restrooms, vacuuming, washing floors, dusting. You can send 20 different franchisees in there and I guarantee that if you are not satisfied with the work, nothing will change because they all clean "The JanPro Way" as required by their franchise rules and regulations.
