The knows and has acknowledged to us, that we have been attempting for nearly a year now to get him to come and repair/complete a list of issues on our home that are under warranty. He was contracted to completely renovate our home before my wife and I purchased it. One of the main items he was contracted to address was all rotten wood on the exterior of the home. There is obvious rotten wood on the home that is in need of replacement. As it was not completely replaced according to contract, only masked with wood putty and then painted. Some of this wood and siding hs been replaced, but there is still more, especially on the second story. There are also boards on the home that were split completely down the center and instead of replacing them they were puttied. The areas with putty are starting to crack and show and are not hidden any longer.

The contractor has come over to the home, after several months of calls and continued empty promises to show up, to repair the void in our kitchen travertine and re-grout and seal our bathroom stone in the tubs as it was not sealed initially. Both of these jobs are still incomplete. The void in our kitchen tile is still not complete after contractor came over 2 months ago to repair it, and our master bath grout was poorly filled with some caulking grout that does not match the original grout and was not completely finished. Both of these “warranty” jobs look terrible and needs to be redone, correctly.

At this point, and nearly a year after making initial contact with the contractor to fix the issues and deficiencies outlined below; we fully understand that the contractor does not share our sense of urgency to complete the work and is not concerned with doing the right thing. We have spent countless hours trying to get him to show up and do the work and have been told countless times that he would be here. Not only have we been told, but we have a written, signed warranty for this work.

The contractor already has the following list, as he is the one who identified most of the deficiencies on a walkthrough inspection he did with me back in May: - Large window replacement – Needs to be sealed and painted inside and out - Window at dining room – wood needs to be replaced (putty is collapsing and boards are not butted up) - Grout master tub and around slate – needs to be done properly - Travertine grout repair in kitchen and master bath – Needs to be redone/finished properly - Sheetrock repair in garage - Garage floor prime and repaint - Mortar repairs brick - Upstairs window/trim – Putty is collapsing, reused original boards for trim, there was no replacement - All rotten and cracked siding and siding not installed by code to be replaced including second story – Needs to be replaced with Hardi as we were told that it was originally and then found out that it was not. - Door hardware front door. - Indicator upstairs bath - Paint touch up kitchen cabinets - Expansion joints for slate walkway in back - Tighten stair plates - Exterior caulking - Replace 1x4 over breakfast area - Fill space under slate at front door – needs to be done properly and cleaned up after work – still have blue tape on there from 3 months ago where you didn’t come back to finish. - Stucco on second story front – boards are separating - Caulking and repainting on interior front door - Interior paint touch-ups - Removal of the river cobble that was piled up around our A/C units.
