Shapell Homes builds more and more houses in Porter Ranch, traffic has already been horrible, and now Shapell Homes is planning to build another mall adjacent to the old one! It is so congested that to even find a parking space in the Town Center in weekends. The community is noisy, unfriendly and so diverse that English is apparently not an official language in Porter Ranch anymore! The whole neighborhood is filled with Middle-Eastern and Asian occupants. Not to mention when wind picks up which is very often and strong in Porter Ranch, and then we have to worry about fire. Porter Ranch area has huge fire a year and two years ago.in fact, our home insurance has gone way up since Porter Ranch is considered a fire hazardous zone. Also, don't forget that Porter Ranch is in fact Northridge, remember 1994 Northridge Earthquake! Homeowners could not get earthquake insurance for quite sometimes. We did not consider all these factors when we purchased our house 10 years ago. Shapell Homes is trying to hide all these extra homeowner expenses aggressively by promoting "No Mello-Roos" in Property Tax Assessment. However, Shapell Homes is a lot higher in price and HOA fee also higher than other builders in the surrounding area. Think about is that property tax is tax-deductible while HOA fee is not! Shapell Homes gives incentives, but not lowering their house prices. Homebuyers have to use Shapell's contractors for upgrades whom Shapell Homes gets kickbacks. Eventually buying Shapell Homes in Porter Ranch costs us more money after all. We are moving out of Porter Ranch for sure!!!
