My home was sold on 2/14 as agreed upon by an educated buyer, seller and two agents with over 23 years in the local market. The appraisal was issued with a $60 value below market. The appraiser used most all distress, foreclosures, and REO properties. There are plenty of comparable sales in the area of Non distress properties he chose not to use. The concern is it is 1 person's opinion and he is determining the value of all NON-DISTRESS as distress properties!
