First of all, if you're thinking of buying a home w / hometown america, don't do it! It's been the worst experience of my life and it will be your's as well, if you purchase a home w / them. With overall values of property, land, and homes across the nation declining, it's odd that hometown's land leases continue to sky-rocket. What was advertised as affordable housing is long gone. I own a 960sq ft modular, 2 car garage in a h/a community in colorado. I have $70,000.invested in the home which i'd be luckey to get $30,000 if i tried to sell. This isn't due to the economy, which you might think, or depreciation, or condition of home. It stems from 2 different problems. (1) hometown's greed in incresing overvalued land payments and (2) now becoming a rental community, which was never part of the deal. They can't sell these homes due to land lease prices which there is no return on investment that are creeping toward $500.00 per month just for land payment, w / no bills included, which is feeding thier greed. It could all be fixed by lowering the land lot payment, but hometown figured out it's easier to put the burden of losses to the original homeowners and force them out. The homeowners have to sell and take huge losses or walk away, losing it all. Hometown is preying on this taking over homes and renting them. They call it "rent to own". If you visit the office here they list homes as "sold" which in reality, they're only rented. False advertising! Needles to say the community's has gone sour. Allowing people in who are renters who will never buy because they don't have to or really can't afford it. All the original and or current owners, are now living in a rental community. If this happened in a gated community, or a richer area, lawsuits would be flying in, think about it? I dream some day that a lawer somewhere out there would have the nerve to take on hometown and put a leash on them. They've ruined so many lives across the nation. I could go another 5 pages of bad practices, lies, and deceipt they practice. Just wish the government who leases the property which this communitys sit's on would step in and contol this problem. Yea, it's sad the government turned thier back on this joint effort, which they are part of. They've let hometown take advantage of citizens who looked for hope and the american dream, and took everything they have. The fat cats keep getting richer and poor folks poorer. Thanks uncle sam for letting hometown continue thier "shadey business" across the country. I've paid for my little strip of government land my modest home sits on, 3or 4 times over it's value in 12 years of ownership.
