Home sweet home, at least that is what I thought when responding to the advertisement. Learn facts of no basement, possible water backup, less sq. Footage, negative grading & dining room is a dinette. Ripoff

Home sweet home at least that what I thought when responding to the advertisement. Soon I will retire and want to find a home close to my family, who is located out of state. Therefore, I have to find a home through correspondence and pictures. I went to realtor.com and got in contact with the agency. The pictures, over twenty of them all looked wonderfull. I had send pictures too, communicating to what I wanted. Nevertheless, was assured several times that this home, on the market, was what I really would like.

First, the realtor said I had to put in an offer. So I did, but she replied saying seller will not accept it. Surely, it was rejected. She advised me then on what to do. Higher offer, lower rent by $ 500, as seller will not move out immediately, due to building a new home, add "stating final offer". Seller accepted, although realtor told me the offer was not high enough.

As transactions keep moving, I am finding out that the dining room, is a dinette and seller wants to remove trees from the property, I objected to that, but I am thousands of miles away, what do I know?

Then I learn that there is no basement. When I questioned this, I am told - yes, there is one but it's finished with two bedrooms and a family room. To my question, "where are my three bedrooms?" Well, the master bedroom is next to the kitchen and the other two are in the basement.

A home inspection report lists negative grading to the house and that one smoke detector is not working. The smoke detector can be replaced, but negative grading? If it rains, the home, probably will be under water.

In the home insurance quote I discover that the home is short on over 700 sq. Ft. - a misrepresentation of the homes size. The report also lists that coverage for water backup is needed; the bedrooms are below ground level. How dare they, selling me a smaller home than what I was looking for.

Few days ago I received from the realtor the "Uniform Residential Appraisal Report." Among other things the report lists three homes in the area that were sold lately. All were had higher selling prices than the home I selected, yet were sold for much less than my offer. On the last page it shows the real value of the home I am buying. It's value is about $ 80,000 less. What a ripp off.

In my opinion there should be stricter measures to realtors when selling homes. For example: Every time you buy a merchandize or car, detailed literature, or manuals are included. What do you get when buying a home? A sheet with a few measurements of some of the rooms. And that for a high commission?

How about writing a detailed report of every room so that the buyers know up front what they are getting. How about taking consumer service seriously, listening to what the buyer really wants and not just seeing the big bucks of anticipated commission?

How about having specially trained realtors serving older people? For most of them it will be the last move they make and they want to be comfortable in the years they have left. A youger person can always move again saying, next time I will find a better home.

I am suppose to close on the deal October 2, but I am not looking forward to it. What a rip off.
