Refuse to return the deposit of $2200 after lease cancelation

I was considering to switch my office location to a bigger one. I have found the office on Street Road, Southampton which was a lot bigger for a reasonable price of $1100. I have told the owners that I was not interested because of the condition of the office and refused to sign the lease, however, they reassured me that the oir-conditioner is working fine, that the plumbing will be fixed and the missing door installed, and that they will give me 2 months free rent for painting the office the colors that I want and just to sign the lease. After considerations of my expences for the office I have agreed to sign the lease.

After signing the lease for the office space at 1018 Street Road, Southampton PA on 4/07 and giving the deposit of $2200, I have found that the office was not ready for occupancy as was described in the lease. The plumbing was all broken with leaky pipes, the air conditioner was not functioning, the windows were rotten and drafty, the door was missing and the walls were damaged with pipes sticking out of them. I have wrote letters to real-estate company and land lords to fix these issues ASAP, however by the move in date of May 1st, nothing was done, which I have the photos and videos demonstrating that. At that point I have informed the owners that I have decided to renew the lease for my old location, since I cannot possibly see patients in these conditions and that I am cancelling the lease with S&D properties. I asked for my money back. Their responce was that they are not letting me out of the lease and if I refuse they will press charges against me for 26 months lease that I have signed. How is that possible that land-lords may keep the money that is not theirs, manipulate their tenants and threaten them with litigation?! Any-one can make a mistake and sign something without realizing what they are getting themselves into. The tenants must have rights to cancel the lease if they are not satisfied with the conditions of the property, especially since the lease was violated by the land-lords' inactivity. There got to be a law protecting tenants!
