September we started to think about making our dream of buying in bansko a reality. We went on an inspection trip with MRI. We stayed at the Perun Hotel. We were picked up from the Airport and the hard sell started imemdiately albeit dressed up very nicely in a smart 4X4 and a man in a nice suit. Little did we realise our nightmare had just started.
We were taken to a very smart hotel the Kempinski, we gave details of what we were looking for to the agent and he arranged to show us around the follwoing day. We felt the grip tightening and the sales approach more challenging. However we were clear that we were not going to buy anything particualry as they were not showing us anything that we felt we liked or met our specifications.
They got very upset with us and allocated another agent. We were shown another development with ZProperties and the owner of the development just happned to be there! We felt the development was going to be very good and given the improvement on space and amenities within the hotel and apartment we felt it was a good buy.
We were like many others there at the time, told by MRI we would have access to indepenedent Legal Advice from Lawyers at legal Independence and Financial Advice from CPF. There would be no problem arranging a mortgage at all and we could rest assured that we would be very well looked after. MRI stepped out of the room and we discussed finance and legalities with the both representatives. We paid over the deposit and fees requested by the Lawyer and CPF.
We returned to the UK and the emails went back and forth very slowly CPF and Legal Independence consistently delayed replying to us. The development itself was not completed on time and we wanted to withdraw. We were told by the Lawyer we could not do this as it would take years to get our money back. The Developer came up with a solution to the fact we could also not get the mortgage we had been told would not be a problem.in fact the banks would not lend to customers who wanted to buy an apartment in a hotel this was never explained to us. Legal Independence have conssitently not replied to emails, been negligent in inofmring us about rental agreements that should have come with the contracts. It states very clearly in our contract we can withdraw from our sale with penalites to the developer if we dont get reimbursed within 7 days.
We visited the development in March only too find a very quiet Bansko a hotel manager who new nothing about us. 30 Snags within the apartment and various structural items causing great concern. Along with a missing swimming pool for the development a casino with no licence, the list is endless.
Most importantly no rental agreement, which we had never been told about, that meant we were not recieving any income from the peak rental period in the year. We were treated very badly at the hotels by the Manager. We have sent numerous emails left messages and received no response to date.
The whole operation is a complete scam. We are very keen to hear from people in a similar situation with a view to forming a class action with the help of an independent lawyer.
