This report should be read by anyone even remotely thinking about getting involved with any company run or involved with SAMER KURAISHI OR RICHARD BALLES, including the companies listed below, which Sam claims to be the President and CEO of. These two clowns are the epitamy of whats going bad in america these days. Not only did they ruin the lives of a number of their "friends", they have untimately fed the underlying problem gripping our country in the 2008 financial crisis.
Sam and Rich run A-K Real Estate, A-K Financial, some stupid "hedge fund" called Black Taurus and several other bogus companies. They are complete scam artists that prey on people close to them. A typical transaction run by then includes signing false VOI, VOE, bank statements, etc.
A-K Real Estate is a bucket shop residential real estate firm with offices in Germantown and Rockville Maryland. A-K Financial is the lending arm of the same company where Sam and Rich produce all of the bogus loan statements, docs and other related documentation to complete a transaction. The process starts with a simple craigs list add mentioning some unbelievable real estate deal with all closing costs paid for, no out of pocket costs, great deal etc... When someone calls or is interested, Rich starts babbling about how he is the greatest agent and able to complete any transaction with any client. Yeah, its real easy when everything is a lie... Then they take you out to look at properties.
When the client finds one they like, the two of them start their typical sales 101 crap of "we can get you in this investment with no money down, cash back at the table, blah blah blah". Then they send in an offer which is usually higher than the asking price and say, "dont worry, i will get out appraiser to beef up the amount so you can take that extra money out and use it for closing costs." HIGHLY illegal. Keep in mind, their commission is benefited by higher pricing. Next they get A-K Financial involved.
Rich and Sam draft up some false CPA letter verifying income and emplyment, show one of THEIR old bank statments with a large sum of money in it and push the transaction through quickly. They also get paid commissions from the banks on the loans they generate so they are winning both ways. The list of fraud goes on and on.
Then I heard from some people that know them they have started a "hedge fund" called Black Taurus. This is the biggest boat load of bullsh_t I have ever heard in my life. Neither one of them is a licensed investment adviser with the necessary knowledge to take money from investors. Its a total scam... These two idiots need to be stopped.
Sam drives around in his Range Rover claiming to be some big time business man. He hurt so many people and laughs about it. The problem hasnt even begun for his clients as many of them have adjustable loans that will change in several years. All the while, he will keep trying to refinance them and "help". Stay away from any of the companies mentioned below. If SAMER KURAISHI OR RICH BALLES ARE INVOLVED, ITS A FRAUDULENT SCAM!!!
The first company listed below is what really set me off. He is taking advantage of all of the people whom he put into bad loans and caused foreclosured and bankruptucy. Just a bad all around person who needs to go down and be put in jail.
