My husband and I rented from the Timberlinks for two years. When we moved in, the condition of the apartment was horrendous. When we moved out, it was spotless. I was told we would receive most if not all of the deposit back if the place was left in pristine condition (which it was and I have pictures to prove it!). We ended up with a check for less than 1/4th of the deposit money.
When I approached the staff about this, they pulled out my contract. The contract stated that "In the event of" a cleaning, a minimum $150 would be deducted from returnable deposit money. I know that there was no "event" of a cleaning, because I left the place insanely spotless. I used to clean apartments for Timberlinks! If I had walked into that apartment to clean it, I would have walked back out without having to do a thing! If they did hire someone, they did not have to lift a finger!
Also, because I had been employed as a cleaner with the apartment complex, I know that $150 minimum is outrageous. I was payed $30 to clean a 2 bedroom 1 bath apartment (which is what we moved out of)! Shady, shady, shady!
