Magellan Development: Deceptive Sales, Marketing - Liars and Thieves
At our recent board meeting, we were all able to summarize how Magellan Development, developers of the Lakeshore East area in Chicago and of the impending Aqua and Park Homes, deceived all of us buyers during presale.in a nutshell:
1. They told us they were targeting only people who would live in the building. They lied - they sold heavily to flippers, and the building is more than half rentals.
2. The garage is almost impossible to secure due to lousy construction automatic doors. Our garage is also open via chain fencing to two other building garages, including a rental building. We have the only fans to vent it, so we have to pay for and vent 2 other buildings garages. No one told us this 'luxury highrise' was in fact part of project housing!
3. The garage roof has no membrane, it cracks and leaks like a sieve.
4. The people who purchased parking on the lower levels claim they were never told it was unsecured public throughway that they were parking on (essentially modified street parking), so they are on their own and it is NOT secured parking. Magellan flatly lied to them.
5. The fitness center was marketed and on floor plans during sales was shown to be on the first floor in a spacious, window-filled room. It was moved during construction to a small closed in room on the 2nd floor so Magellan could outright steal the space and make it their own sales center. Rest assured we talk anyone who walks near the center out of buying from Magellan, certainly to not buy preconstruction at least for any Lakeshore East or Aqua or Park Homes! Magellan claimed they told us, but no one had any notice they pulled this stunt.
6. The ventilation system is horrible and unfixable, since they did not want to pay for venting exteriorly each unit. They never told us they would do this.
7. They outright lied about what was going to be built next - the area is overcrowded with ugly aspects of buildings to look at next to you.
8. They did not install the davits needed to allow high rise window washing, resulting in outrageous expense in getting the windows cleaned.
Anyone foolish enough to buy Aqua, Park Homes, or any Lakeshore East home from Magellan Development in Chicago preconstruction deserves the abuse they will get. Marketing and sales WILL lie to you, as they did to almost every one in our building.
Unfortunately since well over 2 years later, many people STILL don't have punch list items resolved and are suffering from poor construction problems that they are trying to get Magellan to fix, no one wants to identify themselves in postings. However, at our recent board meeting the overall atmosphere of fury and dissatisfaction with Magellan warrants that we warn all future purchasers of preconstruction from Magellan Development in Chicago of Lakeshore East. I fully agree with the other posting that no one should purchase preconstruction from Magellan Development Chicago, especially in the Lakeshore East development and the Aqua and Park Homes.
