A.D. Kessler's Mentoring Program ripoff Steal from Widows and Orphans Their promises are like Ropes of Sand

After Reading "A Fortune At Your Feet" I was so inspired to make real esate investing a reality in my life. I was having some physical problems that prevented me working at my regular job as an R.N.

When the A.D. Kessler company contacted me, we had a lengthy conversation about what they would do, and what I could do. The repeated their mantra "Failure is not an option." They had a guarantee that if I did not make the money back that the mentoring program cost, they would keep working with me until I did.

At the time, the cost was $5,000. I could not see my way clear to pay that. A year and a half later, I re-read the book, and even was sent a CD in the mail. I was truly inspired! So, I got a loan against my house to pay for the mentoring program.By that time, the price had increased to $8,000.

I feel so foolish and embarrased that I did this. At any rate, part of the program included "Mandatory" classes over the phone.

After the first class, I was dumbfounded! They had an "online visual" to follow along with the class. What it amounted to was the "instructor" reading very slowly, the same material that was in the visual mentoring guide. She took an hour to read something that I could read in 5 minutes.

Well, I did what they said, contacting FSBO's and taking my "21 question" sheet with me. No seller was interested, and rightly so. If they could not sell their house, how could I? If they were interested in a "lease option" they did not need me. I could also see that I was in for a lot of liability. Furthermore, the market is so slow, it is a buyers market. Buyers can pretty much name their own price and terms right now.

The company wanted me to run an ad in the paper stating that I have homes for sale on a lease option basis. Even If I don't!!! This was to gather a data-base. I feel that this is entirely dishonest, and I would certainly lose in credibility in my community.

Several times I called the Mentoring Center, and all I got was a rehash of useless information. I also became aware that the "mentor" was also in financial straights herself, and didn't know anymore than me!

By this time, I was entirely broke, and still am, facing forclosure on my own house! I then spoke to the director of the mentoring program, and he used bully tactics to get me to quit being dissatisfied with the program. He wanted me to use dubious methods, and unusable methods to sell my house.

This whole episode in my life has been a complete nightmare. I'm 55 years old, with no income, and a disability that prevents me from working. If this doesn't get rectified, I will be out on the street.in the meantime, I signed up for Social Security Disability, but that could take months or even years.

I stressed to the company when I signed up that I had borrowed the money to do this, I had no more, and I need to make an income pronto! I was assured that would be the case! What a farce! I'm now selling my stuff on ebay just to have money for food for my 17 year old son and myself. My son has quit school and is working just so we can get by. But, it's not nearly close to even meeting regular living expenses.

So, this is what I learned. A.D. Kessler has a "lease option" program that simply does not work in todays market. At least not where I live. They do teach other techniques, but they are not usefull if you have no money to invest. And those teachings come later on.

Their "mentors" are nothing but students themselves, not proffesionals who can really help you. Calling the mentoring center is completely a waste of time. They do not call you, except to try and sell you an upgrade for commercial property.

They put down hard-working real estate agents, claiming that they don't do anything but list a property with the MLM and maybe advertise in the paper. When the Mentor at A.D. Kessler told me this, I protested. I told him everything that my agent was doing to sell my house... Making colorful flyers, advertising, bringing potential buyers to the house, etc. The mentors response was "Well, I don't think he did his job if he didn't sell the house." I replied by stating that you can lead a horse to water, but you can't make him drink.

I believe that THEY are the ones not doing their job. They have not helped me close one deal. Conversations are completely ineffective, and they are rude to boot. The Truth is, they just want your money, and hope they don't have to deal with you again. They don't mind stealing from Widows and Orphans.
And that is my story.
