The beach front property being offered by Birgit Hutchcroft is a fraud and you should beware. She also operates under many bogus company fronts and falsely presents herself as a real estate broker. She is a non American engaging in many real estate frauds.

There are many aspects of the beach front property you should be warned of.

The property is 3 lots and not 1. One of those 3 has been sold by an unrecorded quit claim deed.

If you check tax roles you find the property has been extremely devalued on its tax appraisal to only about 20% its previous appraisal or around $200,000 value. It is not worth a million dollars. It is not worth a quarter million dollars. If you understand the property you can understand that it is worth less than $0. That is not rare for land particularly in Florida because with land comes the liabilities for that land. Little construction is happening in Florida and no one is buying investment property that they now cannot hardly give away.

There are many reasons no one has ever built on the lot. Here are a few of those reasons.

It is an environmentally sensitive area particularly about sea turtles. If it is suspected a sea turtle has or will nest on your beach you can not use your beach. That is if it is an existing house. You can not build on it ever if a sea turtle has a nest there. That means you could never use the lot. There is no way around the restriction.

If at any time over the decades anyone had an old boat with lead paint that flaked off or oil dumped on the ground you will have to pay hundreds of thousands of dollars for a clean up even if you never use the land.

There are environmental studies and impact fees would would have to pay well over $50,000 just before the government would decide if you could use the land. Don't believe any old reports Hutchcroft shows you. They are a combination of outdated and fakes.

For these and many other reasons no title company would ever touch this property. This is why she will want to trade for your good property or do an owner financing not going through a title company.

You should not even consider the property unless it is with a title policy through a title company. If not you are being 100% scammed. You also should require Hutchcroft to pay for impact and usage fees and studies before you give her a dollar. Then only buy if there is a title policy on all 3 lots. If you do not you will not have a contract worth anything.instead you would be paying hundreds of thousands of dollars in fees and fines for property you can never use and you will never own. There are many reasons this property has never been used or sold.

There are back taxes due on the property.

Added to this is that you should never believe anything Birgit Hutchcroft tells you. You should check the Citrus County Clerk's office online records for both property records and court records. You will find why you never want to do any business or real estate transaction with her. She has had property foreclosed on, is endlessly being sued, and the pages and pages of records tell the story. You also could check the tax appraisal of the property to see that the value of the property has been radically reduced to about 20% the worth years ago. This is far beyond that real estate prices in Florida have collasped to less than 50% the values just 3 years ago.

Florida has huge impact and permit fees for any new construction. This multiples times 5 for water front property and triples again if in an environmentally sensitive area. The fees are massive compared to other states. That is why all construction here stopped. What people fail to understand is that in an environmentally sensitive water front area more often than not people are told they can never build on their property.

What this all means is that the property being offered by Hutchcroft is worth less than zero dollars because as soon as you become the official buyer you are liable for all environmental, contamination, tax, zoning, and clean up costs. If you do not pay it they not only seize the property they also put a massive judgment against you and your credit rating. Any money you gave to Hutchcroft or property you traded for it is forever gone. Hutchcroft is indebt all over the place so don't expect to ever get a dollar back from her.

Birgit Hutchcroft is in many lawsuits in Citrus County with banks suing her and individuals. Judgments against her could mean her property is seized. Hutchcroft has unpaid taxes including on the property. There are already judgments against her by the government and banks. She is in debt all over the place and is unemployed. Selling this less that $0 worth chopped up beach lots is an act of desperation seeking a very foolish person who doesn't do homework. Again do not even THINK about buying the property unless 1. You have a title search done. 2. You have a title insurance policy through a title company 3. You have a survey done 4. You have an environmental and usage impact study done 5. The local, county and state authorizes have approved for YOU to build on the property because old and fake permits are worthless and so all those things before you sign anything.

A contract for her property that does not record the property in your name on record and with a title policy could be seized. That would mean you would lose the property and anything you spent on it.

You've been warned. Florida is well known for real estate scams and if you buy property without a title company title policy and without local, county and state government first giving the ok to build, plus had it surveyed and doing all this before signing any contract then you are the sucker Hutchcroft is looking for.
