Custom Builder Fraud, Sold Home Promised all subcontractors paid displayed alleged cancelled checks now lawsuit

Son purchased a custom home from Fratelli. Fratelli delays completion until a couple days before escrow closes. Title search shows clear and home closes escrow. Sub-contractors file liens. Fratelli assures that he paid all bills. He did not and the law suit from the sub-contrators follow. Title company says they are not responsible because the liens were filed after they did their search. Frantelli will not return calls.
