Home Detectives Need to polish their magnifying glass, or How to Screw the Buyer and Ignore Their Complaints

Looks can be deceiving! The report looked professional, but it failed to mention the second floor bedrooms, the obvious plaster patchwork on the first floor wall and the fact that the first floor carpet no longer adhered due to dry rot!

The day I moved in, I was vacuuming the living room carpet and it pulled up in a corner by an exterior wall! Underneath, there were no tacking strips because they had rotted away from wood rot.

Upon further inspection, I noticed some plaster patching on the wall above it. When I pressed my hand against the patch, the wall depressed under my pressure.

I then ran upstairs to the second floor bedroom above it and my hand went right through the wall! I lifted up that floor's carpet and found mold everywhere! There was also discoloration across the edge of the bedroomceiling indicating past water damage!

Their report had indicated water staining in the hallway and the living room floor. The roof had been replaced 5 years before and those were old stains. If they had reported on ANY of the second floor bedrooms, they would have found the damage because the corner of the floor bounced due to wood rot!

We had to find a new place to live that for four months while repairs were done to the condo!

Had the inspector even looked in the upstairs bedrooms, he would have discovered what I found in 1 minute... The roof had been leaking for years!

I contacted the business immediately and they said they would come out and look... And they NEVER did. I sent a letter of complaint outlining what had happened and they never responded.

They took my $300 and I got taken to the cleaners!

We sued the seller and won a settlement.

The people who they hired for a pest inspection failed to note what I also discovered the first day, that a hole in the exterior wall from an old fence bolt was the perfect entry point for the thousands of ants who were living in the bad wall.
