Housing remedies of lancaster county - aka - the sunland company in lancaster, pa claims that they will place an individual in your home under a lease purchase agreement. They claim they will handle all repairs, mortgage payments, and utilities.
They say they will qualify the tenant for a mortgage in 2 years & purchase the home for the agreed price. According to sunland, by "some small chance" the tenant does not qualify for a mortgage they will evict them and put the house back in it's original condition.
They will place someone else in the home if so desired by the home owner. I found out the hard way that they have no intentions of selling the home. They overcharge the tenant for down payments and monthly rent, and late fees if necessary, while making the mortgage payments whenever they feel like it.
They have damaged my credit rating by making late payments. I had to move back into the home i was trying to sell, because they did not hold up their end of the agreement. They owe me about $2000 for damage to the home, 2 mortgage payments that i had to make myself nearly a year ago so that my credit rating was not further damaged, and for appliances that were in the contract that were missing when i moved back. The owner, chris burhans, is extremely rude, and seemingly has no idea how to tell the truth.
That trend is followed by the office manager, deb evans. When i call and ask for chris to discuss a problem, deb would ask who is calling, once i told her my name, chris was conveniently in a meeting, or not in the office. They do not return phone calls, they don't respond to any complaints, or work toward rectifying any mistakes that they have made.
The late mortgage payments that were made by them continued. It took several phone calls and letters to several people as well as months of my time to get them to resolve the credit rating issue.
The refusal of sunland to make the 2 mortgage payments is still unresolved. They were to reimburse me the full amount, yet they were only making payments to me of $200 a month. They discontinued the payments, discontinued making repairs on the home and made a ridiculous offer of $144 for all debt and repairs owed to me at the end of the contract only because i refused extend the contract with them.
If you or anyone you know has done business with sunland let it be known, i am filing as many complaints as i possibly can against sunland, including with the better business bureau (as many other sunland customers had to do) the attorney general, and the federal trade commission.
I will keep complaining until i get the $2000 they owe me, which is still less than what i have actually had to spend to rehab my home.
