I had two simple questions. First, how to get my husbands name on my deed so the property would be transferred to him without having to go through probate. And second, how do I get a lower interest rate, since the property cannot be refinanced. It is a condo, with more than 15% of homeowners in arrears with dues and assessments due to foreclosure and bankruptcies. I have called customer service and wrote an email from the website to the ombudsman and made a customer complaint.in all cases I received the same scripted answers which are not the answers to the questions. The company outsources customer service to India, and as far as I can tell the ombudsman isnt anything more then the next step up in customer service also in India. They could not or would not give me a name or phone number of the legal department or someone who would know the answer to these questions. Over and over again, whatever I asked for, I was directed to the customer service number or the website. Accept that, I was told to send my Power of Attorney to a fax number, but they would not give me the phone number, name of the person to send the fax to, or the name of the department or the address. Can you imagine my sending a legal document with confidential information to an unknown source?!
Additionally I tried to refinance last year when they told me that was what was needed to get my husband on the deed, and to get a lower rate. They told me to use a mortgage broker they recommend because OcWEN services loans, but doesn't make loans. I paid $1600 in various fees and then at the midnight hour, when everything supposedly was going through and we were going to close, and this is after 6 months of waiting, I was told the loan wouldn't go through, they couldn't find a lender because the property a condo, wasnt warrentable because of the amount of condos in arrears.
I tried again this year, but fortunately, I was able to find a broker who asked the question up front and got the information needed up front, without any cost to me. I still can't get this property refinanced, and it also means I can't sell it unless I find a cash buyer, since it can't be financed. I'm stuck with this property and a high interest rate and can't rent it for the amount necessary to cover monthly fees and mortgage. I can't get help from OCWEN. I don't have a clue as to what to do next, who to contact etc. The whole mortgage originally nova star felt tricky to begin with. I feel really ripped off.
