I was trying to buy a house and I found the house we liked, so we placed an offer. We put $500 down for earned interest. The owners accepted our offer so I went to Ben to set an mortgage loan up, I was already preapproved let me remind you for a 100% financing. We asked the owners of the house if they would pay the closing costs, and they accepted. I went to Ben to sign all the mortgage papers and he also had all the paperwork on the house, our real estate lady Mindy Johnson had already informed Ben about the house. So after that we set up an inspection of the house which costed me $400, with a few minor things being wrong with the house the owners still accepted to fix a couple of things.
Now 2 and a half weeks before closing Ben calls and says that he had sent the appraiser out to the house to be appraised and that the appraiser had called him and asked if he knew if it was a manufactured home. He told the guy no he had no idea. Well Ben then calls me and tells me that he can't 100% finance it but only can finance it as 95% because he had no idea that this was a manufactured home, that I would have to pay $5000 down payment on it.
When I talked to our real estate lady about this she said this never happened to her before, and when I asked her if he had paperwork on the house stating it was a manufactured home and she said yes he does have the paperwork on the house and that he probably didn't even look. Well to my surprise Ben had told me we will still have to pay the appraiser he had hired. Let you remind you we already lost $900 in this house and now he wants us to pay for the appraiser that we didn't even hire, and for that matter don't have any knowledge of who the person is and where he's from.
To me that was his neglect and he should be the one paying the appraiser so I have already had a major loss because of him. It killed me paying out the $900 already, and further more the owner just moved out of the house we were buying and we were setting up a date for closing. Ben should've looked more carefully at his paperwork before we spent all this money on no PURCHASE!!! Yes I am very upset because I feel I have been ripped off.
