OK I was warned by more experienced realtors about this service, but as a new agent, leads are so important. Market Leader starts off promising a six month contract with one month free and the second month only $174 for 20 real estate leads a month. Their contract says the 6 months starts on approval which only takes a day. Then the trouble begins. At the end of six months they charge you another month claiming that the six month didn't actually start til month 2 when you got your first charge. The leads contain a good number with false names, bogus phones, or emails that only work for a while. I found out that their supposed SEO does not even include the rudimentary key words which would actually drive users to the site organically. It is actually set up so that all those hits to your web site are wasted as they don't count in any organic way.
As an exclusive buyer agent I didn't find out til after I signed up that they won't change the "Sell a Home" tab which promises buyers you will sell their home. All the techs support folks are friendly but completely ineffective. I told their staff almost every month I had no intention of continuing with the six month period, but only when I sent them a note to remove my credit card info did they tell me that I had to "officially" click on their link 35 days in advance that they send you to remove myself from the program.in other words they could have sent me that link on any of the occasions when I said I wasn't going to continue earlier but they waited until it would have cost me another 30 days.
I got quite a few leads who were already signed up with other agents (Oh, yes, those count as part of your leads), people not qualified, just browsing. Almost no one ever returned a call but a few returned emails. After six months I have two buyers in the price category under $140K. A total waste of time and money. My final gripe is that after five whole months of nothing. A Market Leader rep called and tried to sell me an even more expensive product saying that if I wanted to have good leads I should have switched to his better and even more expensive product. Caveat emptor!!!
