The fact of the matter is that off-plan "investment" properties, by their very nature are high risk. Unfortunately, so many buyers forget to take their common sense with them, when they are boarding the plane for an inspection trip.
Firstly, don't think you know it all when you are buying an overseas property, because you know nothing!
Secondly, INVESTIGATE, INVESTIGATE, and INVESTIGATE the market.
Thirdly, use an independent lawyer who knows the area inside out. You have never bought an overseas property, whereas he/she has conducted hundreds of transactions.
Fourthly, don't feel pressured or obliged to pay a nominal holding fee by your credit card e.G. 4,000 euros, before you return home. You can always pay this fee at a later date, after you have had time to think about things.
Fifthly, the crunch, if the saleman/saleswoman has told you about how good the rental returns will be, how the property will rise in value, local amenities that will soon be constructed etc. STOP! Ask him/her/their manager/director to write all these facts in a document, sign it, and for it to form part of the purchase contract. Do you think that they will agree to this?!?!?
