ELS has systematically bought into Manufactured Home Communities nationwide and have used the same tactics to attack the retired and aged people that have little voice or options to fight such disregard of people's rights.
In Arizona when home owners or even city entities tried to intervene in the disputes, ELS's mega attorneys were there to fight the little guy. It finally came to the point that our city councilman was warned not to be involved with our arguments anymore. Only to find on line the same thing happened in a California community with the same concerns with ELS and the legal staff.
In southern AZ a community spent $700,000 on litigation fees until ELS ran them out of money.
The billionaire primary stock holder of ELS has no good attributes listed in his online biography, and nationally it is evident they have found an age and monetary group of people in a lifestyle that they can attack, manipulate, and force out of established communities.
A few years ago when the community I live in was taken over by ELS we thought as homeowners we had some decent rights and representation, and that we were an isolated incident. Now with the age of the internet it is clear this company is a cut throat operation through out the US, using their same proven tactics every where they go! They buy and then depreciate a community until residents give in to their demands, which include yearly rate increases along with supplemental charges that push home owners out, many times turning their homes over to the property owner.
When a home is turned over, it is remodeled, and put up for rent at $100 over our basic lot rent, showing the fact that the cost of living here is greatly exagerated, but forced onto the owner if they wish to stay!
