I urge you not to do business with River Villas of Satsuma, FL.
This is a Mobile Home 55 community in NE Florida. The community looks beautiful until you hand over your check. When the new home has problems, the dealer ignores you and is very difficult to work with. The manufacturer leaves a lot to be desired in terms of quality - Homes of Merit in Lake City, Florida.
The dealer / owner of River Villas will give you the "I am honest" routine, but "WALK-AWAY", fast! There is no follow-up after the sale, no dealer responsibility to the customer after the sale, except lip service. The bottom line is money in the pocket for the owner.
If you are foolish and want to buy in River Villas retirement community, get a lawyer, get a contract, a film crew to tape the promises, list every option and plan change on the mobile home, and watch every step of construction, starting with the factory where the trailer is manufactured, all the way to the on-site setup that includes tape/texture, trim, flooring, concrete work, and attached porch and carport. Also, get an expert (licensed & bonded) in home construction, then get a whole house inspection before you set foot in this trailer!
Be advised of the "cheap" construction of the Homes of Merit mobile homes. There is no house wrap, a small 30 gallon water heater, CHEAP and poorly assembled kitchen cabinets, mis-alligned doors that may not shut, awlful tape and texture, and the overall appearance of a cheap trailer. The trailer looks like the Curley, Larry and Moe Construction Company was hard at work.
The problems are never-ending with this Homes of Merit trailer.
Everyday is a new adventure in: what's broke now, bad plumbing, faulty electrical, cracks in the wall, cracks in the ceiling, leaks, in a general a peice of JUNK!
