I started the process of purchasing a house in San Felipe, Mexico through Marshall Reddick Seminars back in 2005. The properties were promoted as good way to earn rental income and a solid investment. I was told repeatedly, by Marshall Reddick staff and CIMA, that these properties would pay for themselves through rental income. I would have nothing to worry about. Even Mashall Reddick was purchasing a property. Later he pulled out his money without telling any of us.
The name of the developer they had selected is CIMA Group, Inc. I took out over $200,000 dollars in loans to begin the construction of my home. CIMA built my home on the wrong lot! The lot is smaller by close to 15 square feet. They allowed another unsuspecting buyer to put a down payment my original lot. CIMA failed to install upgrades they had charged me for. They told me my house was finished when it is clearly not finished.
They charged me $5000 for an upgrade to bronze reflective windows.instead they installed windows that I later found out were much cheaper then the ones that were already included in the original budget. They also failed to install a jacuzzi they had charged me for. They charged me $10,000 for a furniture package but there is no furniture in the house.
They had promised to make the home rent-ready. They told me that if I gave them an extra $5000 they would buy me a furniture package that was inadequate and not at all to my liking. There is no air conditioning. They told me 9 months ago and counting that they had ordered air conditioning units from two different U.S. Suppliers. CIMA is still waiting for those units to arrive. I called several US suppliers myself and they told me it only takes about a couple of weeks max.
There is no infrastructure in the development. There are no roads and the electricity is directly controlled by CIMA. There are no individual electric meters on the few homes that were built. I have been faithfully making my mortgage, trustee and insurance payments for over a year now for a property that was supposed to have been completed in April and which I don't own nor have in my posession. CIMA admits they owe me money but they are in no hurry to put anything down in writing. They are also in no hurry to turn over the keys to my home. Furthermore, they also owe me two deposits of $10,000 each for properties they were never able to get started.
It is very challeging to get CIMA to respond to emails or phone calls. When you finally pin them down they tell you everything you want to hear and they are not short on promises, promises that are never kept nor comitted in writing. At other times, they simply remind me that the economy is bad and they are going through a difficult time. I wish they would have said this before taking my money. They really took advantage of me. The Marshall Reddick people were never any help, period. They never responded to emails, phone calls or anything.
Financially, this has brought me down to my knees. It has been very devastating and damaging to both my family and myself. I have been cheated of the opportunity to earn rental income to help make some of the mortgage payments. If I ever get my property, I do not have the money to get my home in living condition. What's worse, if I should ever default on my principal loan and the property goes through forclosure, CIMA will get to make another hefty commission by reselling the property. They will also get to charge the new owners again for items they failed to complete on my home. The stress, anger, frustration and hurt at times has been unbearable. I don't want anybody else to have to go through this. It is pure h*ll! Please take my lesson and learn from it.
