Roberta negotiated a lease purchase for a certain property on behalf of her husband, Chris, a licensed real estate agent. Though we never spoke with Chris, she kept telling us his demands (more money, more security) till he? Agreed. Deceptive practices there.
They wrote up our agreement and, only after she re-categorized a payment that we had agreed was already made for rent to a deposit, did we read the document in detail and find it full of ambiguity on key terms — like when rent payments were to start, what exactly the substantial sum of money we paid at signing was to be used for, that the term was not a year, that legally required safety items that the document said were there, were not, how the ultimate sales price was to be calculated, appliances that were not there (and not normal) were said to be there.
They arranged our meeting to be at a Starbucks with our little kids, which she knew that we had to bring with us, having just moved into this new town. So, we were rushed through the deal.
Now, she has stopped communicating as I asked questions about these things.
Her husband has only been involved till now as the "bad cop, " as she played the "good cop."
She had called before year-end saying she needed more money to close a deal before year-end; then, after year-end, she called to say she'd take any amount we could get to her and double it as credit toward our ultimate purchase... Then, came her change of the money we paid up-front to being a credit to the ultimate purchase.
Obviously this is a regular practice for her, given all the elements that she employed to get to this point — BEWARE!
