In Sept we contacted the Inverness office of Prestige Manufactured Homes, we dealt with Earl we informed him my husband was being transferred to Tampa and we were interested in a land/home package in or around that area he said that would not be a problem and to contact him when we would be in FL.
We came on a weekend informed him we were only here for the weekend and needed to move ASAP. He showed us homes, we found one we liked and put a $1,000 deposit on it.
Earl sent us to Hernando County, 1 1/2 hours from Tampa we told him this would not do and we needed to be in the Tampa area. He refused to look in that area. We believe he had something going on with the land owner.
On our last day here we drove the 1 1/2 hours to the Tampa area and talked to other dealers, (realestate offices were closed on Sunday) they assured us there was plenty of land in the area we were looking. We went back to the office and told this to Earl, he seemed not to care and kept pushing the land in Hernando County we told him if he couldn't find land in our area to sell the house as we had no land to put it on.
When we returned to Louisiana I researched online and found at least 300 parcels of land I would e-mail them to Earl and NONE of the land was suitable (that is what he told us even though they were listed for manufactured homes. We sold our home and notified Earl we needed to be in the home in the Tampa area by 11/1/02. He found one family community and told us the mortgage company doesn't like it when people change theirs minds and we would be in jeopardyof losing the mortgage.
The mortgage company had certain conditions we had to meet, we did not meet the conditions. Then we receive a approval letter for a mortgage with a note we could not afford. We imformed Earl about this. About 2 weeks before we were to move we did not find a place to live, Earl phoned and affored to rent us a trailer he owned. We agreed and moved. Within the first 5 days we located at least 10 different parcels of land, again none were to his satisfaction and pushed Hernando County on us. We told him no and that we would look else where and wanted our deposit back. He phoned us and said we could be sued.
I contacted the home office and was assured we would not be sued and they were going to hold our money for 1 year then we lose it.
During that conversation Dan told us there was a Prestige office in Tampa and the agent was a realator and could have found us land and we could have got the home from Earl. This changed everything, why didn't Earl call the Tampa office while we were there or even mention an office in Tampa. We could have moved into our home in Nov. I called the main headquarters and spoke with Tom he was rude and refused to refund our deposit.
We spoke and disagreed I read the contract carefully and found several things Prestige did not abide to. When I told Tom this he said "do what you have to write your letters and get a lawyer" We did everything we could to get the home on land but nothing suited Earl. We found a new dealer who had the perfect piece of property but would not allow us to put someone else's trailer on his land, so we purchased a home from them.
When Prestige heard this they refused to listen to us. Tom even hung up on me. My husband called and Tom said "we'll hold your money for a year then that's it"
I faxed him the contract, receipt that stated deposit not down payment and went through the contract and pointed out what his company did not do to which would allow us a refund. He got nasty and still refuses to refund our deposit on a home we told his agent to sell as we did not have land.
They are holding our money hostsge, we did our part, they dropped the ball and won't admit it. All we receive is alot of double talk and threats. We need our money back, they made enough interest on it already. We would like to warn other home buyers to beware of Prestige Homes as they do not abide to their contract and steal money from people who depend on what the agent tells them, they lie mislead you and take your money.
Something is going on with Earl and the land owners in Hernando County we spoke to a agent in Hernando and they told us "Prestige makes a pratice out of misleading people and they were over pricing land"
Our main complaint is we told Earl were we needed to live and he hid the fact that they had an office in that area, he took our money before he would show us land and we want our DEPOSIT back. Any help you can give us would be greatly appreciated.
Prestige Homes is a rip off company who wants the money not the business. And Earl is making money off us by rent, something is wrong here and we are being given the roun around instead of them saying. Yes Earl should have called the Tampa office to find you land.By the way their land / home package means "the customer is responsible for the land" and they take the money.
They lied to the mortgage company and then switched it around without our knowledge or approval. We did not meet the mortgage company demands in Sept. And it should have ended then.
