I have been repeatedly lied to by personnel at THE LODGE AT STONE OAK RANCH APARTMENTS. I gave proper legal notice before I moved out. Prior to moving I asked how much it would cost me if I did not shampoo the carpets - I was told that it would be $49, so I decided to let them do the shampooing - I would still receive $551 from my $600 deposit.
I moved out because services had severely declined since MBS had taken over ownership - like our overflowing trash receptacle-we only had one on the site and they changed and reduced the services. They also quit changing air filters, quit pest control -I found scorpions in my apartment, and they quit watering the grounds and taking care of the pool. They watered outside the perimeter of the apts and kept the pool locked and closed 90% of the time.
I gave proper notice that I was moving (which they admit) and moved out on November 5th.By December 6th I had still not received any of my deposit (legally required within 30 days).in 29 years of apartment living, I have never had a deposit problem or been mistreated in this manner. When I contacted THE LODGE AT STONE OAK RANCH APT personnel (which I did several times talking to the manager and three other employees there) I was told that they had nothing to do with the deposits, that MBS handled it.
They said they would contact MBS and call me back - it never happened. On my LAST visit to their office (keep in mind this was in FEBRUARY and my deposit was supposed to have been returned in DECEMBER), they made the same claims that they had nothing to do with it, said they weren't allowed to accept mail (I had sent a signed receipt certified letter to them as per recommendation of AUSTIN TENANTS COUNCIL), and copied a piece of paper that they CLAIMED to have faxed to MBS.
Hey had FALSE CHARGES against my deposit, and listed $300 as my proper deposit return (they charged me $210 for the carpet cleaning - carpet which was worn when I moved in, and needed nothing but a shampoo). They said that MBS should have returned my partial deposit and that I would have to debate the deposit and the deposit amount with MBS even though The Lodge at Stone Oak Ranch Apt. Personnel had filled out the false claims.
*I had EIGHT people help me move that are aware of how clean I left the apartment.* I asked the manager to CALL HER SUPERVISOR and SHE REFUSED - LYING & SAYING THAT SHE WAS NOT ALLOWED TO CALL HER SUPERVISOR FOR ANYTHING. She also refused to give me a phone number for mbs. I have two coworkers about to move out of this complex - THEY HAVE ALREADY BEEN WARNED. I am in the process of finding an attorney, because I am not going to let these people STEAL from me. I paid a total of $900 when I moved in - $300 of that was a nonrefundable pet fee - so I am out $900.
I am aware that I can sue them for three times the amount of the full deposit and my attorney fees and court fees. I will NEVER live at an MBS property again, and will warn everyone I know about THE LODGE AT STONE OAK RANCH APARTMENTS THEIVERY & LIES.
