Bluegreen Vacations cancellation, owner support, maintenance fees and complaint routes

Bluegreen Vacations' own pages, opened on October 6, 2026, give the channels below. The 244 complaints on this site date from 2003 to 2013, so they do not describe today's contracts or staff.

Contact. The Contact Us page lists Owners Customer Service at (800) 456-2582 (Monday to Friday 8 a.m. to 9 p.m., Saturday phone and chat 9 a.m. to 5:30 p.m. Eastern), Promotional Vacation Guests Customer Service at (800) 845-1995 (Monday to Friday 9 a.m. to 9 p.m., Saturday 9 a.m. to 5:30 p.m. Eastern) and Corporate Headquarters at (561) 912-8000 (Monday to Friday 8 a.m. to 5 p.m. Eastern). It says: "For owner reservations and cancellations, please log-in to your Bluegreen account to chat online or call the Owners Customer Service number shown during business hours." Its web form has help topics including "Owner sign-in and password updates", "Promotional Vacation Guest Questions" and "Non-Owner reservations and cancellations", and it states that the form "should not be used and is not intended to be a means of serving Bluegreen with service of process or other legal or official notices".

Cancelling a purchase after signing. The Bluegreen pages opened for this profile (Contact Us, FAQs, About, Legal Notices and Terms of Use) do not state a cancellation or rescission period for a timeshare purchase, and this page has not seen a Bluegreen purchase contract. The period depends on the contract and the state. As one example, Florida Statutes section 721.10 says a purchaser "has the right to cancel the contract until midnight on the 10th calendar day after the later of: (a) The execution date of the contract; or (b) The day on which the purchaser received the last of all documents required to be provided to him or her", and that the right "may not be waived". Florida's statute also says a mailed notice of cancellation is "considered given on the date postmarked if mailed" so long as the developer or escrow agent actually receives it, and that after a timely preclosing cancellation the refund "shall be made within 20 days of demand therefor by the purchaser or within 5 days after receipt of funds from the purchaser's cleared check, whichever is later." Other states set their own periods, so read the cancellation notice in your own paperwork and send any notice in the way it describes. Bluegreen's Legal Notices tell New Jersey readers to "Obtain & read the Public Offering Statement before signing anything."

What ownership costs, in the company's words. The FAQ page says: "There are three costs associated with ownership in the Bluegreen Vacation Club Program: (i) the purchase for the interest, (ii) annual maintenance fees and (iii) annual club dues. Pricing and fees vary depending on how many Vacation Club Points you purchase." It describes maintenance fees as the annual fees "for the anticipated operating expenses of the program" and says an interest in the Club "is considered a deeded real estate interest". Its points page says reservations "are subject to availability" and that "Weekend and holiday availability is limited."

FTC guidance for timeshare buyers. The FTC's timeshare page, opened on October 6, 2026, says: "Factor in increases to annual timeshare maintenance fees", that "You'll have to pay fees and taxes, even if you don't use your timeshare", "Find out if your timeshare company offers an exit program and how it works" and "You have the right to get all promises in writing." This page has not found a published Bluegreen exit, surrender or deed-back program with eligibility or prices in the pages checked on that date; ask Bluegreen's Owners Customer Service whether one is offered and get the terms in writing before paying any third party.

Promotional vacation packages. Bluegreen's getting-started page describes "highly-discounted getaways" that include "a tour of the resort" and says you "will also have the opportunity to purchase ownership" during the stay. The page footer points to a "Details of Participation" document for the terms of such offers; read it before paying for a package.

Other complaint routes. BBB accepts complaints and shows its own figures in the complaint-record section below. State attorney general or consumer-protection offices handle sales-practice complaints (the 2010 Pennsylvania and 2012 Florida matters below began with complaints filed with attorney general offices). The FTC takes reports at ReportFraud.ftc.gov. The CFPB complaint page covers specific financial products (for example, it lists "Personal loans like installment, advance, and title loans") and is not a general channel for timeshare sales practices; if the problem concerns a loan used to buy the timeshare, it may apply; its public complaint database returned no company name matching "bluegreen" on October 6, 2026, which does not by itself limit what you can submit.

Third parties that offer to cancel or resell. Bluegreen's SEC filing says that since about 2015 it has received "cease and desist" letters from timeshare "exit firms" and has sued several of them (see the litigation section); that is the company's account of those disputes. More than a dozen older posts on this site describe third-party resale or rental-listing sellers who contacted Bluegreen owners; they are not linked to this page because the posts concern those other businesses. Get any promise about resale, buy-back or release in writing from the party making it and compare it with your signed documents.

Attorney general matters and federal agency filing

The CFPB enforcement actions list returned no results for "bluegreen" on October 6, 2026. No FTC enforcement order against Bluegreen was identified in the sources checked that day (the FTC's own site search could not be read). The matters below are the attorney general actions and the federal-agency court filing found.

Pennsylvania Attorney General (lawsuit filed October 2008; settlement announced 2010). The Attorney General's press release, as republished by GantNews on June 20, 2010, says the settlement "resolved a lawsuit filed by the Attorney General's Bureau of Consumer Protection against BlueGreen Corp., BlueGreen Resorts, BlueGreen Vacations Unlimited, Inc. and Great Vacations Destinations, Inc." and that the initial lawsuit was filed in October 2008. The release describes alleged "deceptive 'contests,' misleading sales presentations and improper contracts" for timeshare packages sold in Pennsylvania. It says "BlueGreen has paid $125,000" to compensate consumers who were promised free prizes, that Pennsylvania purchasers who filed valid complaints could receive contract cancellation and refunds, and that the company "agreed to change its businesses practices", to stop using misleading free-gift advertising and to comply with the Pennsylvania Do Not Call law. The release says the Consent Decree was filed in Commonwealth Court. The original page on the Attorney General's site was not located; this account relies on the republished release text, and the consent decree itself was not seen.

Florida Attorney General (agreement May 24, 2012). Bluegreen's 2012 Form 10-K (filed April 1, 2013) says the Florida Attorney General's office "advised us that it had accumulated a number of consumer complaints since 2004 related to timeshare sales and marketing" and asked for a collective resolution. It continues: "On May 24, 2012, the parties entered into a written agreement establishing a process for determining consumer eligibility for relief (including, where applicable, monetary restitution) and providing a timeframe through August 24, 2012 to resolve identified customer complaints." The company says it resolved most of the identified complaints, that the Attorney General's office regards the formal portion of the matter as closed, and that the agreement requires it to address new complaints through late 2013. This is the company's own filing; the agreement itself was not seen.

CFPB and FTC (friend-of-the-court brief, 2022). In Louis v. Bluegreen Vacations Unlimited, Inc. the FTC joined the CFPB in an amicus brief filed on November 22, 2022 asking the Eleventh Circuit to reverse a ruling that denied servicemembers the right to sue under the Military Lending Act. The FTC's release says the plaintiffs allege that a contract they signed with Bluegreen was illegal under that law and that the district court dismissed the case for lack of standing. The agencies were not parties. The Eleventh Circuit affirmed the dismissal without prejudice for lack of standing on June 7, 2024 (see the cases table).

Who operates Bluegreen Vacations

Bluegreen Vacations Corporation is the name in the Terms of Use of bluegreenvacations.com and bluegreenowner.com, which it says it operates "on behalf of itself and its subsidiaries". The Legal Notices say Bluegreen Vacations Unlimited, Inc., a Florida corporation with its principal office at 4950 Communication Avenue, Suite 950, Boca Raton, FL 33431-3311, is "the developer of the Bluegreen Vacation Club", and that Bluegreen/Big Cedar Vacations, LLC, a Delaware limited liability company, is the developer of the Bluegreen Wilderness Club. The BBB headquarters listing for Bluegreen Vacations Unlimited, Inc. shows a different Boca Raton street address (4960 Conference Way N, Suite 100).

History (the company's account). Its About page says: "Established in 1966, Patten Realty, Inc. was a land management company that was later renamed Bluegreen Vacations", and that its "220,000+ owners" vacation at resorts across the U.S. and Caribbean.

Ownership. Bluegreen Vacations Holding Corporation was the SEC-registered parent. Hilton Grand Vacations Inc. (NYSE: HGV) says in its 2025 Form 10-K that on January 17, 2024 it "completed the acquisition of Bluegreen Vacations Holding Corporation (the 'Bluegreen Acquisition') in an all-cash transaction, with total consideration of $1.6 billion, inclusive of net debt." HGV's Form 10-K says that during 2025 it began rebranding certain acquired Bluegreen properties to Hilton Grand Vacations brands and expects to continue for the majority of them; the Bluegreen website was still operating under the Bluegreen name on October 6, 2026.

Marketing through Bass Pro. The BBB profile lists "Bass Pro Shop Outdoor Traveler" among the alternate names of Bluegreen Vacations Unlimited, Inc. HGV's 10-K says HGV signed a 10-year exclusive marketing agreement with Bass Pro in November 2023 that lets it market and sell vacation packages at kiosks in Bass Pro and Cabela's stores, effective on the Bluegreen Acquisition Date, with sales and marketing operations at 142 Bass Pro Shops and Cabela's stores (including 7 virtual kiosks) as of December 31, 2025. Many of the older posts below describe offers made at Bass Pro stores.

Its complaints tab says "2,379 total complaints in the last 3 years" and "793 complaints closed in the last 12 months"; its reviews tab shows 1.13 out of 5 stars from an average of 640 customer reviews. BBB data shows the file opened on 1992-09-14 and the business started and incorporated on 1993-07-19. BBB also lists Bluegreen Vacations Corporation (Tampa, FL) and further addresses under separate profiles; their numbers are not added here.

Trustpilot. The profile for bluegreenvacations.com is unclaimed and shows 1.1 from 473 reviews, 234 of them in the last 12 months (5-star 2 percent, 4-star 0 percent, 3-star under 1 percent, 2-star 4 percent, 1-star 93 percent). Trustpilot shows "No history of asking for reviews" and notes that reviews may not be representative.

CFPB. The CFPB consumer complaint database's company-name lookup returned no match for "bluegreen", "blue green" or "bluegreen vacations" on October 6, 2026.

This site. 244 approved posts name Bluegreen, its former names or its Outdoor Traveler marketing unit, all dated 2003 to 2013 (2003: 3, 2004: 5, 2005: 6, 2006: 23, 2007: 49, 2008: 85, 2009: 33, 2010: 8, 2011: 12, 2012: 15, 2013: 5). Posts are allegations by the people who submitted them and Bluegreen's responses are not part of them. A keyword count of the post text (a post can match several) found: sales presentations, free gifts or promotional packages in 134; trouble booking or availability in 117; maintenance fees or dues in 92; resale or buy-back promises in 49; and employment at Bluegreen or Outdoor Traveler in 33. One 2008 post is a positive owner review. Duplicate, machine-garbled and non-complaint posts about Bluegreen were excluded from this count.

Court cases and company lawsuits

The sources checked on October 6, 2026 were the SEC filings cited here and the CourtListener dockets named in the table. A CourtListener search of RECAP dockets for case names containing "Bluegreen Vacations Unlimited" returned 69 dockets that day; this page describes only those whose claims are stated in a filing or agency document that was read, and the table shows what each docket says and no more. Bluegreen's 2022 Form 10-K (Note 12) describes these matters in the company's own words; later developments come from the dockets.

Cases brought by consumers. The table lists a Wisconsin Timeshare Act class action that ended in a stipulated dismissal after class certification was denied; a Missouri action in which the court granted the defendants summary judgment; a Telephone Consumer Protection Act class action in which the Eleventh Circuit affirmed denial of class certification; and the Military Lending Act case in which the Eleventh Circuit affirmed a dismissal without prejudice for lack of Article III standing and did not decide whether Bluegreen violated the Act. Bluegreen's 10-K describes additional class actions, including a Telephone Consumer Protection Act suit filed in 2019 that was stayed pending federal rulings and a suit by more than 100 owners of The Manhattan Club; their final outcomes were not checked for this page.

Cases the company filed. Bluegreen sued timeshare exit firms: The Montgomery Law Firm and affiliates (filed November 13, 2019; dismissed on October 18, 2022 by stipulation after settlements, according to its 10-K), Carlsbad Law Group (November 13, 2020) and The Molfetta Law Firm and Timeshare Termination Team (December 30, 2020). Its 10-K says it alleges false statements about Bluegreen and encouraging owners not to pay. Those are the company's allegations in cases it brought.

Commercial dispute. HGV's 2025 10-K says an arbitration over the purchase of The Manhattan Club property in New York involving Bluegreen Vacations Unlimited, Inc. produced an adverse interim award on July 22, 2024 and a February 10, 2025 decision on the required cure; it is a dispute with a property seller, not a consumer case.

Court outcomes listed above include summary judgment for the defendants in the Missouri case, an affirmed denial of class certification in the Telephone Consumer Protection Act case, and an affirmed dismissal for lack of standing in the Military Lending Act case (a standing ruling, not a decision on whether Bluegreen violated the Act). Bluegreen's 2022 Form 10-K describes this as the action by Eddie and Connie Boyd, Shaundre and Kimberly Laskey and others under the Missouri Merchandise Practices Act, including a class claim about an administrative processing fee. The court's order says the plaintiffs originally filed the action on September 18, 2018 in Missouri state court; it was removed to this federal court on July 29, 2022 (the docket number is the federal one). The docket shows an order on February 28, 2024 granting the defendants' motion for summary judgment, denying the plaintiffs' summary judgment motion and denying class certification as moot, and a clerk's judgment on October 11, 2024. The page opened showed no later entry.
