My Wife and I needed to refinance the family home that we had purchased from my mother. We made the mistake of going to see Linda at the Evergreen Pacific Office here in Fairbanks, Alaska. Linda started out with a "goodfaith estimate" that severely overestimated the value of our house and separate real estate and severely underestimated the interest rate of the refinancing that EP would be able to provide. Following weeks of no response, I received a telephone message on my answering machine representing that my refinacing had been "locked" at 7.2 percent interest. However, knowing that the nominal interest rate was meaningless, I demanded the APR statement that EP was required to provide to me by law, and the APR of my home loan, proposed to close in May was 9.8 percent interest! On our separate real property the APR on the proposed loan was 10.2 percent. My wife and I have excellent credit, we have substantial equity in our home and my impression from this experience was that Linda wanted to see how high of an interest rate she could hook us into. We are getting ready to close a new refinance at around 7% APR, with a bank.
