Galit Oftengart and Escrow of the West are horrible. They cost me $36,000 in commission and cost my client whom was selling their home the $18,000 deposit check.
Why does that matter? If you are a realtor, understand Escrow of the West is in the same building as another large real estate company. Therefore they do not care about performing unless you are that big realtor.
What is worse, they could not provide me a revised HUD to close a deal, which was a short sale, and you only have limited time. It tooks them 2 weeks to get this straight, oh they send me revised HUD's but they added fees, made errors and eventually the lender canceled the deal.
On another transaction, I had a buyer for a property, they insisted on using Galit Oftengart at Escrow of the West. The initial deposit was $18,000.00 the sales contract has No Loan Contingency box checked and of course the Liquidated Damages Provision clause. The buyer even though they had loan approval after five months never could come up with the financing. The buyer said sorry and wanted to walk away. We have the initial deposit of $18,000 but guess what Escorw of the West did, they promised the buyer her deposit was safe and gave her the money back.
No arbitrations, No mediation. Obviously Galit and Escrow of the West is in collusion and further they are willing to give legal advice to buyers and promise them their deposits back.
