Charles Ruttenberg realty listing broker never delivered present to lender, lied, screwed us

Handle of home: 922 NW 114 Ave, Coral Springs, FL 33071

We considered the property on 3/30. We considered the property straight through the record broker: Chrstine Hansen, whom delivered her associate Winner to exhibit us the home. After I named her to describe we desired to place in an offer straight through her we advised her our first preliminary supply could be XXXk. She suggested that she didn't think that was a great enough offer & turned argumentative we insisted on staying with that offer and requested her in the future over that night to create up an offer, she stated she'd supper ideas and might deliver over paperwork for all of US to load our on our very own. It was around 3pm within the morning.By 7:30 pm we'd not obtained any paperwork and we named her many times. She suggested it'd been delivered. We didn't get the paperwork until 8am the next day 3/31. She'd stuffed in a number of areas of the doc to which we'd to remove and show our very own times, like a final day of 4/26, less then thirty days and he or she enter a romantic date of 4/03 whilst the expiring of the agreement if we hadn’t noticed back in the lender. We transformed the final day to 5/18 & quit the 4/03 day alone according to her demand (which appeared dubious to us to truly have the agreement end on 4/3 a Saturday which obviously wouldn't provide the lender the full time to deliver us a table/assume). We approached her again within the next 2 times requesting her to describe the 4/3 day to which she responded, don't fear, your agreement it's still legitimate and never end (obviously a rest)

On 04/04 After no reaction from her all day long we named her. She declined to provide us any info and just after my spouse pried more she suggested that people were today in a greatest and best offer scenario and my spouse might advise her verbally of our best present. My spouse suggested he'd just achieve this written down. Later that morning we got a contact also which she mentioned: “We have been in a numerous present scenario and also the vendor has requested that greatest and greatest presents be posted by 5:00 pm, tomorrow, April 5. Please recommend me via mail what your greatest and best offer would be to buy this property.” (we got this e-mail at night on 04/04) I questioned her via email

Why we weren't getting fresh info in the lender to signal to get a greatest and best present. (to that we have preserved copies off all contact) she suggested that

“The customers don't have to signal a Numerous Present Verification with this specific seller.” This looked bad in my experience having handled greatest and best-before and understanding fresh authorized documents are needed I approached Fannie Mae straight who offered me the contact data for that resource manager:

Hansen was obviously covering presents in the lender) she explained she'd have phrases with mrs Hansen which sadly she couldn't consider my present straight and guarantee it had been obtained since it needed to feel the record broker mrs Christine Hansen she explained she'd reach the underside of it to see why mrs Hansen was withholding presents and also to anticipate a phone from mrs Hansen after she was completed talking to her. She declined to deliver me any evidence and proceeded to berate me, subsequently informed me sorry your likely to need to delay 2-3 times for that lender today and that I won't deliver you any transmittal to show I posted your present and hung-up on me. We got an email at 2pm today saying the financial institution went with another present... And low and see, they still never got mine, and erin thompson the asset manager declined to go despite we informed her of what was happening with the listing agent...
