Party sold several condo units to several closely known parties. Goal was to buy back at appointed time later and Party did not. Units were left unfinished, which required stilted parties to invest significant new capital into buildings to finish and to rent out.
Stilted parties thought they were assisting the Party in his new enterprise, with a small profit as a bonus. Stilted parties now became landlords unexpectedly. Code violations and substandard building practices were discovered.
Untold capital went unpaid. Taxes and condo association fees left unpaid. Several of the stilted parties spent so much capital, some units foreclosed or short sold.
