Frontdoor complaints, cancellation and contact: which brand holds your contract (checked October 11, 2026)

Frontdoor, Inc. is the publicly traded parent of the brands listed below. Its 10-K says it operates under the American Home Shield, HSA, OneGuard, Landmark and 2-10 HBW brands, and the Frontdoor app is a separate consumer product. Check your agreement for the named contracting party, obligor, administrator and any backing insurer, because those roles determine where to direct a service or refund demand. Exhibit 21 to the 10-K lists several possible operating entities, including American Home Shield Corporation, state-named American Home Shield companies, 2-10 entities and Home Security Association entities. For the Frontdoor app, the Terms say the agreement is 'between you and Frontdoor, Inc., which owns and operates the Services on behalf of itself and certain of its affiliates and subsidiaries'.

Brand contact details published on Frontdoor's corporate Contact page (opened October 11, 2026).

  • American Home Shield (home warranty plans): 800-776-4663, www.ahs.com. The American Home Shield site header displayed 'Warranty Services: 1-888-682-1043' and 'Customer Support: 1-800-858-1922' the same day, so use the number printed on your own plan documents.
  • HSA: 800-367-1448, www.onlinehsa.com.
  • OneGuard: 888-896-0014, www.oneguardhomewarranty.com.
  • Landmark: 866-306-2999, www.landmarkhw.com.
  • Frontdoor Pro (on-demand services): 844-473-7849, https://pro.frontdoor.com.
  • Streem is also listed on that page (www.streem.pro) without a phone number.

The corporate page says that people who want customer service assistance should use the brand details above; it publishes a media address and an investor address, not a customer-service line for the parent.

Frontdoor app membership (Frontdoor Unlimited). The Terms & Conditions (last updated November 11, 2025) say in section 7.3: 'You may cancel your Frontdoor Unlimited membership by visiting the "My Membership Plan" area of the App and adjusting your membership settings at least three (3) days prior to the end of your membership term. Your cancellation will take effect at the end of your membership term. Your membership fee is not refundable.' The Member Support FAQ repeats the three-day rule and says the fee will not be refunded if you cancel before the end of the 12-month term. The Frontdoor Unlimited page states the plan is $149 per year, 'will renew automatically each year' and 'can easily be managed and cancelled in the Frontdoor app at any time', while also saying the fee is not refunded; that page does not mention the three-day deadline that the Terms and the FAQ give. Member Support and the 'Help' area of the app are the first routes for questions; the written dispute notice described next is a separate, formal step.

Dispute terms. The Frontdoor Terms contain a binding arbitration and class-action waiver clause (section 15.4) with arbitration run by JAMS under the Streamlined Rules and Tennessee governing law; read section 15 of the current Terms before you rely on any court route. Under the notice clause, 'the party who intends to seek arbitration must send a written notice of dispute describing the claim and specific relief sought'; notices to Frontdoor go to [email protected], must carry the initiating party's digital or ink signature (and the attorney's, if represented), and 'No arbitration shall be commenced' until Frontdoor has received a compliant notice and has had 30 days to evaluate and respond. Home warranty plan contracts under the individual brands have their own agreements, which are not covered by this page.

Where to complain outside the company. The CFPB's complaint page describes itself as for complaints 'about a financial product or service', and home warranties are not among the examples it lists, so it is not a general home-warranty route; the FTC takes reports at reportfraud.ftc.gov. Several state agencies publish their own home-warranty routes. The California Department of Insurance, on its Home Protection Contracts page, invites consumers who have 'a complaint about a claim under a current home warranty' to call its Consumer Hotline. The District of Columbia Department of Insurance, Securities and Banking lists 'consumer service contract organizations' among the entities it handles and says complaints may involve 'claim disputes' and 'refunds'. For Texas, the 10-K names the Texas Department of Insurance and, as a possible regulator, the Texas Department of Licensing and Regulation; the Texas Department of Insurance's consumer routing page could not be opened on October 11, 2026, so confirm with those agencies which one takes home-warranty complaints. Keep your plan number, dates, claim numbers and any denial letters when you write to any of them.

Frontdoor regulators: what the 10-K says and what was checked on October 11, 2026

What the company reports. The 10-K says: 'at the federal level, we are regulated by the Consumer Financial Protection Bureau, and in certain states, both our home warranty business and the new home builder warranty business are regulated by applicable state insurance regulatory authorities', naming the California Department of Insurance, the District of Columbia Department of Insurance, Securities & Banking, the Florida Office of Insurance Regulation and the Texas Department of Insurance, and adds that the home warranty business 'may also be regulated by' the Virginia Department of Agriculture and Consumer Services and the Texas Department of Licensing and Regulation. It also says the FCC's Telephone Consumer Protection Act rules and the FTC's Telemarketing Sales Rule govern its telephone sales practices.

Legal-proceedings disclosure. Item 3 of the 10-K points to Note 9, which says the company is 'at times subject to pending and threatened legal and regulatory actions that arise out of the ordinary course of business' and that, in management's opinion, their disposition is not expected to have a material adverse effect, while noting that results of legal actions cannot be predicted with certainty. The Note does not itemize individual regulator orders.

What was and was not found. In the sources opened on October 11, 2026 (the 10-K filed February 26, 2026, the Form 10-Q for the quarter ended June 30, 2026, the Form 8-Ks dated March 17, May 18, June 29 and September 3, 2026, and the corporate site), no consent order, civil penalty or regulator press release naming Frontdoor, Inc. was identified. A lookup in the CFPB public consumer complaint database on the same day returned no company name matching 'frontdoor', 'american home shield', 'oneguard', 'landmark home warranty' or '2-10'; that lookup is not a statement about complaints that CFPB may hold under other names. State attorney-general and state insurance-department enforcement records were not searched exhaustively for the parent's name, and matters specific to the American Home Shield business are outside the scope of this parent-company page.

Who Frontdoor, Inc. is: brands, size and how the business works (10-K for 2025 and 10-Q for June 30, 2026)

Entity. Frontdoor, Inc. is a Delaware corporation with principal executive offices at 3400 Players Club Parkway, Memphis, Tennessee, listed on the Nasdaq under FTDR. SEC records list 'AHS Holding Company, Inc.' as a former name used in 2018. Exhibit 21 to the 10-K lists subsidiaries including American Home Shield Corporation and several state-named American Home Shield entities, 2-10 Holdco, Inc. and related 2-10 entities, Frontdoor Home Services, Inc., Frontdoor Pro, Inc., Frontdoor Premium, Inc. and Frontdoor India Private Limited.

Business as the company describes it. The 10-K says Frontdoor is 'the leading provider of home warranties and new home builder warranties in the United States, as measured by revenue' and operates under the American Home Shield, HSA, OneGuard, Landmark and 2-10 HBW brands. It reports approximately 2.1 million active home warranties across its brands as of December 31, 2025 (the 10-Q repeats the figure as of June 30, 2026), approximately 3.8 million home warranty service requests a year handled through approximately 17,000 independent contractor firms, and 2,034 employees at December 31, 2025. Customers usually hold an annual service plan agreement covering repair or replacement of up to 29 home systems and appliances, and the company says approximately 84 percent of home warranty customers are on a monthly auto-pay program and 76 percent of 2025 revenue came from renewals. The 10-K reports 2025 revenue of $2,093 million and net income of $255 million; the 10-Q reports second-quarter 2026 revenue of $645 million.

Non-warranty services and builder warranties. The company describes a New HVAC upgrade program (performed by a Frontdoor Pro independent service contractor), a Moen smart water shut-off partnership, and the Frontdoor app that connects homeowners to video-chat Experts. On December 19, 2024 it completed the 2-10 HBW acquisition, a new home builder warranty business that it says had approximately 20,000 builder partners at December 31, 2025.

Pages that describe the company differently. The 10-K lists five warranty brands; the corporate Brands page (opened October 11, 2026) lists two, Frontdoor and American Home Shield; the corporate Contact page lists American Home Shield, Frontdoor Pro, HSA, Landmark, OneGuard and Streem. The 10-K cites approximately 17,000 contractor firms while the corporate About page cites 15,000. Treat the 10-K as the filed statement and the website pages as marketing descriptions.

Recent corporate events. The Form 8-Ks dated March 17, May 18, June 29 and September 3, 2026 report board and officer changes and annual meeting results; none of those four describes a consumer-facing event. The August 6, 2026 8-K was opened: it reports that the company issued a press release on its results for the quarter ended June 30, 2026 (Exhibit 99.1, which was not read). The 8-Ks of February 26 and April 30, 2026 (results releases) were not read.

Frontdoor complaint record: archive posts and external profiles as displayed on October 11, 2026

Posts on this site. No approved complaint on this site was found whose offender field is Frontdoor, Inc. itself. Eleven older posts dated 2006 to 2012 name HSA, Home Security of America or OneGuard, two of the brands the company lists today; they are linked as brand mentions, not as complaints about the parent, and the sources opened do not state who owned those brands in those years. Posts about 2-10 Home Buyers Warranty from 2001 to 2013 are not linked, because they predate the December 19, 2024 acquisition by Frontdoor. Complaints about American Home Shield are kept on that company's own profile.

BBB. BBB's file for this business is titled 'American Home Shield' at the Frontdoor headquarters address and lists 'Frontdoor, Inc.' among its alternate names. As displayed on October 11, 2026 it showed a B rating, BBB accreditation, '14,708 total complaints in the last 3 years', '4,288 complaints filed in the last 12 months' and 'Average of 5,854 Customer Reviews' at 1.28 out of 5. The main BBB profile page showed a different measure the same day, '14,710 complaint(s) filed against business' under its reasons for rating; the complaints tab and the profile page are separate BBB counts and are not reconciled here. BBB's raw page data gives accredited-since May 1, 1997 and file opened January 9, 1995. BBB describes the file as covering the headquarters and corporate-owned locations.

Trustpilot. The frontdoor.com page showed an unclaimed profile with 0 reviews on October 11, 2026.

App stores. Apple's search lookup on October 11, 2026 returned two apps with seller name 'Frontdoor Incorporated': 'AHS: American Home Shield' (average 4.85 from 61,323 ratings) and 'Frontdoor-Home Service Experts' (average 4.69 from 1,349 ratings). These are app-store ratings, a different kind of data from BBB complaints, and are not combined with them.

CFPB. The public consumer complaint database showed no company name matching Frontdoor or its listed brands on the same day (see the regulators section for the scope of that check).

Frontdoor court cases found on CourtListener, and where consumer lawsuits are covered

Three federal dockets naming Frontdoor, Inc. in the case title were found in a CourtListener search on October 11, 2026. None of the docket texts read states the claims, so no subject is assumed. Two were filed by Frontdoor as plaintiff and both ended by voluntary dismissal; the third was filed against it and was stayed pending arbitration under an agreed order. Consumer lawsuits against American Home Shield Corporation are numerous and are not enumerated here; they belong on that business's profile.

The 10-K's Note 9 says management does not expect the disposition of pending matters to have a material adverse effect individually or in the aggregate, and cautions that results cannot be predicted with certainty.

American Home Shield Corporation is listed as a subsidiary of Frontdoor, Inc. in Exhibit 21 to the 2025 10-K, and Frontdoor's corporate pages describe American Home Shield as one of its brands. Is HomeServe part of Frontdoor?

The 2025 10-K, the corporate Brands page and the corporate Contact page opened on October 11, 2026 do not list HomeServe among Frontdoor's brands or subsidiaries; the 10-K names American Home Shield, HSA, OneGuard, Landmark and 2-10 HBW.

How do I cancel Frontdoor Unlimited?

The Terms say to open the 'My Membership Plan' area of the Frontdoor app and adjust membership settings at least three days before the end of the membership term, with cancellation taking effect at the end of the term. The Terms state the membership fee is not refundable.

How much is Frontdoor Unlimited and does it renew automatically?

The FTC takes reports at reportfraud.ftc.gov. The CFPB's form is for complaints about a financial product or service and does not list home warranties. The 10-K names the California, District of Columbia, Florida and Texas insurance regulators and, for Texas, the Department of Licensing and Regulation as a possible regulator; the California Department of Insurance and the District of Columbia Department of Insurance, Securities and Banking publish their own home-warranty complaint routes on their sites. Do the Frontdoor Terms require arbitration?
