Dovenmuehle mortgage servicing problems: where to write, call and escalate (checked October 11, 2026)
Dovenmuehle Mortgage, Inc. is a subservicer: its BBB profile says it provides "a complete, private label mortgage subservicing program for commercial banks, thrift institutions, credit unions, mortgage bankers, and state and other housing finance agencies." In practice the bank, credit union or investor named on your loan documents is a different business from Dovenmuehle, which collects payments and handles the account on its behalf, so questions about the loan itself can also be put to that lender or investor.
The company's own channels (opened October 11, 2026).
- Customer Service Department: 1-800-669-4268 (TDD 1-866-352-3684; fax 1-847-574-7659), listed on the Your Mortgage Online contact page together with a Collection Department TDD line, 1-866-352-7564; the company's hours are not stated on that page. The page says RESPA notices go only to the Notice of Error address below, so a fax does not replace it.
- Online: yourmortgageonline.com (login, payments, documents, change of e-mail address) and a mobile app that the login page links on the Apple App Store and Google Play.
- Correspondence: Mail Stop 1290, 1 Corporate Drive, Suite 360, Lake Zurich, IL 60047-8945. Payoff and overnight payments: Mail Stop 1270 at the same street address.
- RESPA notices of error and requests for information: Attention: Mail Stop NOE 1290, 1 Corporate Drive, Suite 360, Lake Zurich, IL 60047-8945.
Disputing an error or asking for information. The company's contact page says: "RESPA Notices of Error and Requests for Information must be sent only to the address indicated below, including the specific Attention line noted." The CFPB says a servicer "must generally confirm it received your letter within five business days and respond with an answer within 30 business days" and "is not allowed to charge a fee for responding to your QWR," and warns that the address for such a letter "may be a different address than where you send your payments." Keep a copy of the letter and proof of mailing; include your loan number.
If your loan was just transferred to Dovenmuehle. The CFPB says the old servicer generally should send a notice "at least 15 days before" the transfer, the new servicer generally within 15 days after it, and that "for 60 days from the date your loan servicing transfers, your new servicer cannot charge you a late fee or treat the payment as late if you sent it to your previous servicer on time or within the applicable grace period." Keep proof of any payment you sent to the previous servicer.
Payment fees. Dovenmuehle's current fee schedule page (marked "Current as of 4/3/26") says: "There is no fee to make a payment. Payment methods that may be available include telephone, online, and mail, and you may also have additional payment options." Fees for phone payments were the subject of a North Carolina class action that is described under Litigation record below; read your own statement and loan documents before paying any fee.
Trouble paying or facing foreclosure. The company's Alternatives to Foreclosure page lists reinstatement, forbearance, repayment plan, modification, short sale, deed-in-lieu and partial claim, and says: "Please call our Loss Mitigation Department toll-free at 1-866-397-5370." Its Foreclosure Prevention Case Escalation Unit will receive an inquiry "for review of the foreclosure prevention process previously conducted on your account" and asks you to "include loan number and last name"; it "will acknowledge your inquiry in writing in 3 business days and provide a resolution date 15 calendar days from the date of receipt of your inquiry," with a possible extension "not to exceed 30 calendar days"; contact is 1-888-381-7679 (8am-5pm CST) or Attn: Case Escalation Unit Research Department, 1 Corporate Drive Suite 360, Lake Zurich, IL 60047. The page says status updates on an ongoing review go to the Loss Mitigation Department instead. HUD-approved housing counseling is available at 1-800-569-4287 (the number the company's page gives).
Complaint routes outside the company. The CFPB accepts mortgage-servicing complaints at consumerfinance.gov/complaint/ or at (855) 411-2372; name both Dovenmuehle and the lender or investor on your statement. Your state attorney general and state banking regulator also accept servicing complaints, and the company's site lists foreclosure hotlines for Colorado, Connecticut, Illinois, Iowa, New York and Washington.
Washington Department of Financial Institutions consent orders (2012 and 2017)
2012: Consumer Loan Act licensing. Order No. C-11-0618-12-CO01, effective April 20, 2012, resolved a Statement of Charges entered March 15, 2011. In it Dovenmuehle "acknowledged its failure to timely obtain from the Department a license to conduct business in Washington as a consumer loan company," agreed to a $50,000 fine and a $1,380 investigation fee, and agreed not to contest the Statement of Charges; the order says the company had completed the license application and provided annual reports for 2010 and 2011.
2017: unlicensed branch locations. Order No. C-17-2182-17-CO01, effective December 4, 2017, found that Dovenmuehle was licensed from its Lake Zurich main office but, from at least April 19, 2012 through October 15, 2016, serviced Washington residential mortgage loans from an unlicensed location in Elgin, Illinois, and from at least October 1, 2014 through October 15, 2016 from an unlicensed location in North Aurora, Illinois. The Department's findings came from a multi-state examination in September-October 2016, and branch licenses were approved October 18, 2016. The order records a $150,000 payment for financial literacy and education programs and a $1,000 investigation fee, and says Dovenmuehle "neither admits nor denies any wrong doing by entry of this Consent Order."
Both orders concern state licensing of servicing locations, not allegations about how individual borrowers' accounts were handled. No CFPB enforcement action naming Dovenmuehle was returned by the CFPB's enforcement-actions search for "Dovenmuehle" on October 11, 2026, and no other federal or state order was identified in the sources checked on that date; other state regulators' databases were not each searched.
Who Dovenmuehle Mortgage is and how subservicing works
Dovenmuehle Mortgage, Inc. is headquartered at 1 Corporate Drive, Suite 360, Lake Zurich, Illinois, with a second office in Elgin, Illinois, according to its Visit Us page. BBB lists it as a corporation, incorporated July 30, 1959 and BBB Accredited since March 1, 2013, and gives a business-start date of January 1, 1844; those dates are as BBB's profile data shows them and the company pages checked do not restate them. The BBB profile names William Mynatt Jr. as President.
The company's About page says it provides "complete private label mortgage subservicing solutions" and lists loan boarding and administration, customer care, credit management, billing and payment processing, customer retention, and data and reporting as its services. The website lists commercial banks, credit unions, independent mortgage bankers and housing finance agencies as the organizations it partners with. Because borrowers do not pick a subservicer, a homeowner often first meets Dovenmuehle through a transfer notice from the originating lender or the servicer that previously held the loan; the lender's name, not Dovenmuehle's, normally appears on the original loan documents.
The company's site footer lists NMLS ID 2481, the identifier shown in the 2012 Washington order summary; the 2017 order prints NMLS #2841 in both its summary and its caption, the same digits in a different order. NMLS Consumer Access could not be opened on October 11, 2026 to confirm the number, so check the entity there if the number matters to you. Not to be confused with: dmi.com, a separate website that describes itself as an annuity and life-insurance marketing organization; no connection to Dovenmuehle is stated on either company's site.

BBB's rating is its own assessment and is not the same measure as the review average.
- CFPB Consumer Complaint Database (company name "Dovenmuehle Mortgage, Inc."): 2,471 complaints in total from December 9, 2011 to October 5, 2026, of which 2,208 are labelled Mortgage; 182 were received since October 11, 2025. These are consumer submissions the CFPB publishes without verifying them.
- Trustpilot (dovenmuehle.com): an unclaimed profile showing 2.2 out of 5 from 8 reviews; Trustpilot says the company has no history of asking for reviews and that it does not fact-check reviews, so the small sample may not be representative.
- This site's archive: 24 posts are linked to this profile (23 as the subject, 1 where another company is the subject and Dovenmuehle is named as the later servicer). All are dated between March 2004 and December 2012, so they describe servicing from that period, not current practice. Four further posts about the company were read and not linked because they are machine-rewritten text or conclusory insults without a verifiable fact.
The older posts here are borrowers' accounts, which Dovenmuehle has not been asked to answer on this page. Their themes, by keyword match on the linked posts: mentions foreclosure or a foreclosure notice: 16 posts; mentions a payment that was misapplied, returned, not posted or called late: 16 posts; mentions a loan modification, forbearance or other payment relief request: 7 posts; mentions a loan sold or transferred to this servicer from another lender: 12 posts.
Court matters: North Carolina pay-to-pay fee class action and a California forbearance complaint
Custer v. Dovenmuehle Mortgage, Inc. (U.S. District Court, Middle District of North Carolina, No. 1:24-cv-00306). The complaint, filed April 10, 2024 as a putative class action, alleged that Dovenmuehle's fees for paying a mortgage by phone or interactive voice response violated the North Carolina Debt Collection Act and the North Carolina Unfair and Deceptive Trade Practices Act. On October 18, 2024 the court denied Dovenmuehle's motion to dismiss. On December 18, 2025 it granted class certification; the opinion, as the court recited the plaintiff's allegations, says the company charged "up to $15," with $9.50 for an automated payment and $11.50 when paying with a representative. On April 2, 2026 the court stayed pretrial deadlines and removed the case from its September 8, 2026 trial calendar on the parties' joint motion to seek preliminary approval of a class settlement; the settlement agreement says it followed two mediation sessions with a retired judge in March 2026.
The proposed settlement. The June 4, 2026 order preliminarily approved a $9,000,000 settlement fund for borrowers with North Carolina residential mortgage loans serviced or subserviced by Dovenmuehle who paid a pay-to-pay fee by telephone or IVR between April 10, 2020 and January 13, 2026. The order says Dovenmuehle agreed to stop charging such fees in North Carolina for at least five years after the effective date, absent a change in the law, and puts the fund at "approximately $670 per fee paid"; the class notice instead estimates "approximately $425 per Pay to Pay Fee" after costs and fees. Dovenmuehle "denies any and all wrongdoing" and entered the agreement "solely to avoid" the cost and risk of continuing. Class members need not file a claim: the notice says they receive a paper check automatically (valid 120 days) or may elect electronic payment on the settlement website. Opt-out and objection deadlines were September 23, 2026 and have passed; final-approval filings are due October 15, 2026 and the final approval hearing is set for November 5, 2026 at 2 p.m. in Greensboro. The settlement administrator is ILYM Group, Inc. (1-888-250-6810); the class notice capped class counsel's fee request at 35 percent of the fund. On August 3, 2026 (Doc. 98) class counsel moved for $3,000,000 in fees (one third of the fund), $80,532.64 in costs and a $25,000 service award for the named plaintiff; the motion is pending. Until the court rules on final approval and the fee motion at or after the hearing, the settlement is proposed, not final.
Fisher v. Dovenmuehle Mortgage Inc. (U.S. District Court, Eastern District of California, No. 2:20-cv-01222). A putative class complaint filed June 17, 2020 alleged that the company offered a 90-day forbearance plan instead of the 180-day forbearance and 180-day extension the named plaintiff requested under the CARES Act, and asserted claims under California's Consumers Legal Remedies Act and Unfair Competition Law. The docket shows the plaintiff filed a stipulation of dismissal under Federal Rule of Civil Procedure 41(a)(1)(A)(ii) on October 14, 2020; a minute order on October 15, 2020 dismissed the case and closed it, and a stipulation of dismissal with prejudice was filed on October 23, 2020. No class was certified and the docket shows no ruling on the merits; it states no settlement terms.
Other pending or closed individual suits and the company's own arbitration or enforcement filings, if any, were not reviewed; the list above is limited to matters identified in the sources checked on October 11, 2026.
Is Dovenmuehle Mortgage Legitimate?
Dovenmuehle Mortgage, Inc. is an identifiable Illinois-based mortgage subservicer: BBB lists it as a corporation with a Lake Zurich headquarters and a President, the company's site gives a street address, phone numbers and an NMLS ID, and the 2017 Washington order says it obtained a Washington consumer loan company license from the Department of Financial Institutions on or about August 31, 2012 (current license status was not confirmed on NMLS Consumer Access on October 11, 2026). It is a BBB Accredited business with an A+ BBB rating as displayed on October 11, 2026, alongside 144 BBB complaints in three years and a 1-out-of-5 customer-review average, figures that are reported separately in the complaint record above.
The documented record includes two Washington consent orders about licensing of servicing locations (2012 and 2017), a North Carolina class action over phone-payment fees that was certified and is now in settlement, and thousands of CFPB-database complaints about mortgage servicing, which are consumer allegations rather than findings. If a notice reached you from Dovenmuehle and you did not expect it, confirm the transfer with your lender or investor and send a written request for information to the address on Dovenmuehle's own contact page.
