Weekly payments not applied to Principal

I found out today that my weekly mortgage payments to GMAC are being held and not applied to my Loan on the day they are made.

So what happens is when your 4th weekly payment is made. When the payment falls due on the 1st of the month then those weekly payments are applied to your Loan. So the 1st, 2nd, 3rd and 4th payment are applied only when the payment is due. Do you see the Interst reduction you are missing out on.
They say on their Individual payment setup area that if there are 5 payments in one month that the 5th payment goes to principal. Cant say that I trust that!

The first thing that is wrong is your payments should be applied to your mortgage principal weekly.

The second thing that is wrong is I was told that GMAC sometimes reject the 5th payment or carelessly transpose a digit. So when the payment is rejected then the next weekly payment is automatically rejected..

Then you wont find out until you get a phone call from GMAC asking for a payment. If you check your bank account weekly you will find out, but we all setup payments and start thinking that my mortgage is on cruise control. Dont believe it!
GMAC is not interested in you paying off your mortgage early. They have controls in place to get as much interest from you as they can.

The third thing wrong here is I asked a GMAC customer service rep how my weekly payments reduce the principal of my Loan. She said that the weekly payments 1,2, 3, & 4 DO not reduce your Loan Term. What reduces your Principal is the 4 extra weekly payments made in a year.

Lets review GMAC is robbing you of interest by not applying those payments as they are made weekly. The only real benefit of paying weekly is the 4 extra payments per year that are applied to the principal.

If you want to win this money war with GMAC you might as well pay your mortgage monthly and then send in a check marked to pay down principal if you want to pay extra. Then you need to check every month that the extra money you sent in actually went to the loan Principal.
