Contacting Selene, sending a notice of error, transfers and hardship help: Selene's pages and the CFPB's (checked October 5, 2026)
Selene's own pages and the CFPB pages below were opened on October 5, 2026. Selene is a servicer, not necessarily the lender or the owner of the loan: the Seventh Circuit opinion in Milam v. Selene Finance describes Selene as acting "as the loan servicer, collecting her mortgage payments on behalf of the lender", under a contract that is "separate and apart from the mortgage".
Contacting Selene. Selene's Contact Us page lists residential customer service (residential mortgages, consumer home loans and HELOC accounts) at (877) 735-3637, Monday to Thursday 8:00 a.m. to 9:00 p.m. CT and Friday 8:00 a.m. to 5:00 p.m. CT, and a separate line for commercial and business-purpose loans at (855) 768-5100 (Monday to Friday 8:00 a.m. to 5:00 p.m. CT). It says to "call the number that matches your loan type" and to include the property address with any request or payment. General correspondence and mortgage assistance go to Selene Finance LP, PO Box 8619, Philadelphia, PA 19101-8619; overnight correspondence goes to Selene Finance LP, ATTN: Customer Service Department, 1900 Frost Road, Suite 100, Bristol, PA 19007-1519.
Disputing an error or asking for information. Selene's Customer Disputes page says: "To submit a written Notice of Error, Request for Information or Qualified Written Request, send correspondence to our designated address": Selene Finance LP, ATTN: Customer Service Research, P.O. Box 8279, Philadelphia, PA 19101-8279. Selene's Contact Us page lists the same PO Box under "ATTN: Customer Correspondence". The CFPB says to include your name, home address and mortgage account number, to "identify the error or information", not to write the letter on a payment coupon, and that a servicer using a special address requires you to use it. The CFPB says the servicer must acknowledge within five days and "generally" respond within 30 days (days exclude weekends and legal public holidays), may take an additional 15 days if it tells you in writing, and says that for certain foreclosure-related errors (improperly starting the foreclosure process, moving for a foreclosure judgment or order of sale, or conducting a sale) the servicer "generally" must respond to your notice of error before the foreclosure sale. It also advises that "while you're waiting for a response, you should continue making your mortgage payments as scheduled."
If your loan was just transferred to Selene. Selene's FAQ says the terms of your existing loan "will not change", that a welcome letter arrives "within 15 business days after your transfer date", that the first statement arrives "within 30 business days of your transfer date", and that online registration opens "after 7 business days". The CFPB page on servicer changes says the new servicer "generally should send a notice to you within 15 days after the servicing rights for your loan are transferred unless it was combined with the first notice", and that "for 60 days from the date your loan servicing transfers, your new servicer cannot charge you a late fee or treat the payment as late if you sent it to your previous servicer on time or within the applicable grace period." The two pages state the notice timing differently (15 business days versus 15 days); both are quoted as published. Selene's FAQ also says an existing escrow account was transferred with the loan, while optional life or disability insurance products from the previous servicer "will not transfer" and could be cancelled, and says Selene reports payments to the credit bureaus monthly and that a payment not received "by the last business day of billing cycle in which it is due" may be reported as 30 days past due (Selene's stated policy). The CFPB suggests sending an information request or notice of error if, for example, you never received a notice of transfer, think payments are not applied correctly, or had a loss-mitigation application with the old servicer that the new one is not working on.
If you cannot pay. Selene's Customer Assistance page lists email [email protected], phone (877) 735-3637, fax (866) 926-5498 and mail to PO Box 8619. It says that after it receives a completed request it will notify you and "make a decision within 30 days of such notification", and warns: "until we receive a completed request, we will not necessarily stop or place on hold the loan owner's remedies under the loan documents, including proceeding with a foreclosure action." Selene also states: "There are no fees for you to complete an application for assistance with Selene" and warns against anyone charging a fee to intervene on your behalf.
Complaints outside Selene. The CFPB says you can submit a complaint "online or by calling (855) 411-CFPB (2372)" and that you can also reach out to a housing counselor. Selene's Customer Disputes page lists the New York State Department of Financial Services Consumer Assistance Unit at (800) 342-3736 for New York customers, and for Texas customers the Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, TX 78705, toll-free hotline (877) 276-5550.
Who Selene Finance is and who owns it
Selene Finance LP's website footer gives its address as 3501 Olympus Blvd., Suite 500, Dallas, TX 75019, states "NMLS #6312" and a California Department of Financial Protection & Innovation Debt Collection License #10652-99, and says it is "Operating as Selene Finance LP in HI, LA, MN, CA, MT, RI and OR." BBB lists the entity type as a limited partnership with the alternate name "Selene Finance, LP". A 2018 trade report (Mortgage Professional) described Selene Finance as Houston-based; the current footer gives Dallas.
What the company says. Selene's About Us page says it "is a mortgage servicer that has serviced hundreds of thousands of loans since 2007" and that it has "helped thousands of homeowners avoid foreclosure". BBB's business description (as displayed, supplied by the business) says Selene "subservices a diverse group of third-party clients from small, mid-tier and large banks; private equity firms; hedge funds; REITs; GSEs; and government agencies." Selene's website also runs "Selene Cares+", described as "a digital learning and support experience" of emails, text messages and videos, and lists a separate commercial and business-purpose servicing line. Its homepage displays customer testimonials selected by the company.
Ownership. HousingWire reported on November 7, 2019 that Pretium acquired Selene Holdings from funds managed by Oaktree Capital Management and Ranieri Partners, and that "Selene Holdings is the parent company of Selene Finance". National Mortgage News wrote on September 3, 2026 that Selene "is owned by Pretium Partners" and manages a servicing portfolio of approximately $32 billion in unpaid principal balance "according to a 2025 S&P analysis". Neither claim comes from Selene's own website, which was not found to name its owner.
Complaint record: CFPB database, BBB and review sites as displayed on October 5, 2026
The figures below are snapshots as displayed on October 5, 2026. They come from different sources that count different things, so they are shown separately and are not added together. Each is a count of consumer submissions or reviews, not a finding that a complaint is correct.
CFPB Consumer Complaint Database. The database lists complaints under two company names. Under Selene Holdings LLC it shows 3,267 complaints received from January 12, 2020 to September 30, 2026, of which 1,003 were received in the last 12 months (since October 4, 2025). By product, Mortgage accounts for 2,933 of the 3,267; by issue, the largest are "Trouble during payment process" (1,406) and "Struggling to pay mortgage" (1,274). The database records the company response as "Closed with explanation" for 3,241 and "In progress" for 26, and a timely response for 3,256 ("Yes") and 11 ("No"). Under Selene Finance LP it shows 1,695 complaints received from January 12, 2012 to January 9, 2020, none in the last 12 months; 1,607 are mortgage complaints, the largest issues are "Loan modification, collection, foreclosure" (527) and "Loan servicing, payments, escrow account" (341), and responses include "Closed with explanation" (1,681), "Closed with non-monetary relief" (3) and "Closed with monetary relief" (2). The CFPB database does not state how the two names relate; the first Selene Holdings LLC complaint is dated three days after the last Selene Finance LP one, and press reports describe Selene Holdings as the parent of Selene Finance. This page does not combine the two counts.
BBB. The BBB profile for Selene Finance, Coppell, TX (headquarters) shows a B rating, shows the business as BBB Accredited, and displays "382 total complaints in the last 3 years" and "149 complaints closed in the last 12 months"; its Reviews tab displays 1.04 out of 5 stars from an average of 84 customer reviews. BBB also lists other profiles named Selene Finance (Houston and Philadelphia); they were not opened or combined.
Other review sites. Trustpilot shows an unclaimed profile with 1 review (3.2) and notes that the company has not invited reviews. ComplaintsBoard shows a 1.7 rating from 3 reviews and 50 complaints, updated September 26, 2026, with a "Claim Your Business" prompt. These are user-submitted and not verified by us.

Lawsuits over default-notice letters
Court dockets name Selene Finance in many individual borrower cases (CourtListener's search for the phrase "Selene Finance" returned about 4,100 cases on October 5, 2026, which also includes cases that merely mention Selene); those are not listed. Two federal cases about default-notice letters and one recently settled case are summarized below, with their status as of the sources checked on October 5, 2026. The default-notice cases are allegations; neither has produced a finding against Selene.
- England et al. v. Selene Finance, LP (M.D.N.C., No. 1:23-cv-00847, filed October 4, 2023): a putative class action under the Fair Debt Collection Practices Act and North Carolina law over a "Notice of Default and Intent to Accelerate". On September 16, 2025 the court granted Selene's motion to dismiss only as to one plaintiff's FDCPA claim and all plaintiffs' negligent-misrepresentation claim, and otherwise denied it. National Mortgage News reported on September 3, 2026 that plaintiffs had moved in July to certify a class of at least 2,569 North Carolina borrowers and that Selene had moved for summary judgment and opposed certification, arguing the questions are too individualized. No ruling on those motions was found in the sources checked.
- Milam v. Selene Finance LP (N.D. Ill. No. 1:24-cv-00317; Seventh Circuit No. 25-1208): a putative class action over a similar default-notice letter. The district court dismissed it on the ground that Selene was entitled to notice and an opportunity to cure as the lender's assignee; on December 22, 2025 the Seventh Circuit reversed and remanded, writing that "we cannot resolve on the pleadings that Selene, as a mortgage loan servicer, is an assignee as a matter of Illinois law". CourtListener's N.D. Ill. docket, opened newest first on October 5, 2026, lists after the remand an amended complaint (April 14, 2026), a protective order (May 29, 2026), an extension-of-time order (September 2, 2026) and a summary-judgment filing (September 18, 2026), with no dismissal or judgment among the entries from April 14, 2026 onward; the descriptions are CourtListener's and the filings themselves were not read.
One more recent case is noted for its status only: in Giglio et al. v. Selene Finance LP et al. (N.D. Tex., No. 3:26-cv-01793), Selene and Freddie Mac filed a notice of removal on June 1, 2026. The Justia docket records that on July 8, 2026 the defendants filed a notice of settlement and the court entered an order of administrative closure saying it had "been notified that this case has settled" and directing the parties to submit dismissal papers within 60 days, adding: "Nothing in this Order shall be considered a dismissal or disposition of this case." The docket entries read do not state the claims or any terms, and no final dismissal was seen in the sources checked on October 5, 2026.
No class settlement or judgment against Selene was identified in the sources checked. A CFPB enforcement-actions search for "selene" returned no results on October 5, 2026; state regulator enforcement databases were not searched exhaustively for this page.
Is Selene Finance Legitimate?
Selene Finance LP identifies itself on its website as a mortgage servicer with NMLS #6312 (per its footer), and BBB lists it as a limited partnership, BBB Accredited, with a B rating and the figures shown in the complaint-record section. The CFPB database lists consumer complaints about payment processing and hardship under its names, and records the company response as "Closed with explanation" for most of them (counts in the complaint-record section). Those complaint counts, the review-site ratings and the two lawsuits above are allegations or consumer submissions, not findings of wrongdoing, and no CFPB enforcement action against Selene was found in the CFPB search described above. Selene's pages describe its own mortgage-assistance process, a no-fee statement for assistance applications and its error-resolution address; the CFPB pages quoted above describe the rights that apply to any servicer.

The plaintiffs allege a form "Notice of Default and Intent to Accelerate" threatened acceleration, foreclosure and sale that Selene does not intend to take for loans under 120 days delinquent. On September 16, 2025 the court granted Selene's motion to dismiss as to Joyner-Perry's FDCPA claim and as to all plaintiffs' negligent-misrepresentation claim, and otherwise denied it. National Mortgage News reported on September 3, 2026 that plaintiffs moved in July 2026 to certify a class of at least 2,569 North Carolina borrowers and that Selene moved for summary judgment, argued the inquiries are too individualized, and disputed the claims. The district court dismissed the case, finding Selene was the lender's assignee entitled to notice and an opportunity to cure. On December 22, 2025 the Seventh Circuit reversed and remanded, holding it could not resolve on the pleadings that Selene is an assignee under Illinois law and noting Selene's servicing contract was not in the record. The opinion does not decide whether the letter violated the law. | Source |

(removed civil action; claims not stated in the docket entries read) Docket 3:26-cv-01793 | U.S. District Court, Northern District of Texas | Filed | Filed — no final outcome recorded Selene Finance LP and the Federal Home Loan Mortgage Corporation (Freddie Mac) filed a notice of removal on June 1, 2026 and answered the complaint on June 23, 2026. On July 8, 2026 they filed a notice of settlement, and the court entered an electronic order of administrative closure stating that it "has been notified that this case has settled", directing dismissal papers within 60 days and adding: "Nothing in this Order shall be considered a dismissal or disposition of this case." The docket entries read do not state the plaintiffs' claims or any settlement terms, and no dismissal order was seen on October 5, 2026. This is a reported settlement only; it is not a finding about liability. | Source |

Frequently Asked Questions
Who is Selene Finance, and is it my lender?
Selene Finance LP is a mortgage servicer based at 3501 Olympus Blvd., Suite 500, Dallas, TX, according to its website footer. The Seventh Circuit's December 22, 2025 opinion in Milam v. Selene Finance describes Selene as collecting the borrower's payments "on behalf of the lender" under a servicing contract separate from the mortgage. The CFPB says a transfer notice gives the new servicer's name and contact information; to ask who owns your loan, Selene's Customer Disputes page lists a written Request for Information route (see the notice-of-error address in this page). Selene's FAQ says it is "extremely common for one servicer to sell mortgages to another servicer".
My loan was transferred to Selene. What changes and when do I pay?
Selene's FAQ says the terms of your existing loan "will not change", including the interest rate and monthly principal and interest payment. It says the welcome letter arrives within 15 business days after the transfer date, and the first statement within 30 business days. The CFPB says that for 60 days from the transfer date the new servicer cannot charge a late fee or treat a payment as late if you sent it to the previous servicer on time or within the grace period. Send payments to the address or portal given in the transfer notice, and keep proof of payment.
How do I send Selene a notice of error or request for information?
Selene's Customer Disputes page gives this address for a written Notice of Error, Request for Information or Qualified Written Request: Selene Finance LP, ATTN: Customer Service Research, P.O. Box 8279, Philadelphia, PA 19101-8279 (its Contact Us page lists the same PO Box with "ATTN: Customer Correspondence"). The CFPB says to include your name, home address and mortgage account number, to state the error or the information requested, and not to write on the payment coupon. The servicer must acknowledge within five days and generally respond within 30 days, excluding weekends and legal public holidays.
Which Selene phone number should I call?
Selene's Contact Us page lists (877) 735-3637 for residential mortgages, consumer home loans and HELOC accounts (Monday to Thursday 8:00 a.m. to 9:00 p.m. CT, Friday 8:00 a.m. to 5:00 p.m. CT) and (855) 768-5100 for commercial, investment and business-purpose loans only (Monday to Friday 8:00 a.m. to 5:00 p.m. CT). Hearing-impaired customers are told to dial 711 or (800) 735-2989.
How do I ask Selene for mortgage assistance, and does applying stop a foreclosure?
Selene's Customer Assistance page says to complete its borrower assistance form with the third-party authorization and ACH forms, and send them to [email protected], fax (866) 926-5498 or PO Box 8619, Philadelphia, PA 19101-8619. It says it will make a decision within 30 days of notifying you it has everything, and that until it receives a completed request it will "not necessarily stop or place on hold the loan owner's remedies ... including proceeding with a foreclosure action." Selene also says there are no fees to apply.
Where can I complain about Selene outside the company?
The CFPB accepts mortgage complaints online or at (855) 411-CFPB (2372), and suggests contacting a housing counselor. Selene's Customer Disputes page lists the New York State Department of Financial Services Consumer Assistance Unit, (800) 342-3736, for New York customers, and the Texas Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, TX 78705, hotline (877) 276-5550, for complaints about Texas mortgage servicing.
What does the CFPB complaint database show for Selene?
As displayed on October 5, 2026, the database lists 3,267 complaints under the name Selene Holdings LLC (January 12, 2020 to September 30, 2026; 1,003 in the last 12 months) and 1,695 under Selene Finance LP (January 12, 2012 to January 9, 2020). These are consumer submissions published by the CFPB, not findings, and the two counts are not added together. See the complaint-record section for products, issues and company responses.
What lawsuits involve Selene's default-notice letters?
Two federal putative class actions challenge letters titled or functioning as notices of default: England v. Selene Finance (M.D.N.C., No. 1:23-cv-00847), where the court partly denied a motion to dismiss on September 16, 2025 and class-certification and summary-judgment motions were reported pending in September 2026, and Milam v. Selene Finance (N.D. Ill.), where the Seventh Circuit reversed a dismissal and remanded on December 22, 2025. A third case, Giglio et al. v. Selene Finance LP et al. (N.D. Tex., No. 3:26-cv-01793), was administratively closed on July 8, 2026 after a notice of settlement, with the order stating it is not a dismissal or disposition; its claims and terms were not stated in the docket entries read. The claims in the default-notice cases are allegations; no judgment or class settlement in them was identified in the sources checked.
Who owns Selene Finance?
HousingWire reported on November 7, 2019 that Pretium acquired Selene Holdings, "the parent company of Selene Finance", from funds managed by Oaktree Capital Management and Ranieri Partners. National Mortgage News wrote on September 3, 2026 that Selene is owned by Pretium Partners. Selene's own website was not found to state its ownership.
