Select Home Warranty claims, fees, cancellation and refund: what the company's own pages say (checked October 7, 2026)

Select Home Warranty sells home service contracts (it says it is not an insurance company). The points below come from the company's Terms and FAQ pages opened on October 7, 2026 and its Contact page opened on October 6, 2026; the plan agreement you receive controls, and the posted terms say they are a sample whose terms 'may vary in every states'. Some of the company's pages blocked a direct browser visit, so they were read through a text renderer.

Contacting the company. The Contact page lists 1-855-267-3532 for buying a plan, filing a claim and general questions, says the customer service team is 'available 24/7', and links a Customer Login portal for claims. The plan terms give [email protected] as the email. The company's FAQ says that for claim questions you should have your contract number, property address and a short description of the issue ready.

Filing a claim. Terms section 5.2 says you 'MUST contact Select PRIOR to obtaining service' and that Select 'will not reimburse You if You use Your own service technician without first obtaining Select's prior authorization.' Section 5.4 says to make a repair claim 'You must contact Select within three (3) days following discovery' of the failure, and in the sample terms Select 'will initiate the process to diagnose ... by contacting an Independent Service Technician within forty-eight (48) hours.' The Georgia-residents version says a technician 'will be assigned to perform a diagnosis ... within two (2) days during normal business hours and four (4) days on weekends and holidays.' The company's FAQ says a provider 'generally gets in touch within 24 to 48 hours'. Section 5.4 also says Select 'will not be liable for any delay in the repair'.

Fees and limits. Each dispatch carries a service call fee that is payable 'regardless of whether all or part of the claim is granted, excluded, limited or denied'. The company's FAQ says the fee 'typically ranges from $65.00 to $200'; the Georgia-residents terms state $75. Section 10.1 of the sample terms sets annual repair/replacement allowances of up to $3,000 for heating and cooling, $500 for appliances, plumbing and electrical, and $400 for each additional coverage option, and says that during the first 30 days no coverage is provided for replacement of entire systems, appliances, compressors, control boards or motors. Coverage begins 30 days after purchase.

Claim preparation and costs the terms leave with you. Section 9.1.2 says Select 'may require documentation from You during a claim review including items such as but not limited to maintenance records', and the exclusions list 'failures due to lack of routine maintenance', with the homeowner responsible for maintenance and cleaning 'as specified by the manufacturer'. Section 10.2 says Select 'will not be responsible for any costs associated with the removal and/or disposal' of repaired systems or appliances or any waste or debris from the work, and the cash-settlement clause says 'Select is not responsible for installation'. Where Select chooses a cash settlement instead of repair or replacement, the terms cap it at the depreciated value of the item (which 'may be less than the retail cost') and say 'You are required to repair or replace the item and send acceptable proof of itemized costs before any approved reimbursement is made.'

Cancelling and refunds. Section 13.2 says you may cancel within 30 days of the order date and get a full refund 'if and only if, no service has been provided under the contract'. After day 30 it says a refund is 'pro-rated at the non-discounted annual plan cost', less 'a seventy-five dollar ($75) cancellation fee' and any service costs Select incurred. The cancellation clause quoted above does not say how notice must be given (by phone, letter or portal); follow the instructions in your own contract documents and keep proof of the date and manner of notice. Preventing automatic renewal is a separate step: section 14.1 says that on the monthly payment option a renewal is automatic 'unless You notify Select in writing thirty (30) days prior to the Termination Date', and that clause gives no delivery address. The Georgia-residents version adds that a refund owed and not paid on cancellation by Select carries a statutory penalty, and that Georgia obligations are guaranteed by a surety bond from RLI Insurance Company: if Select does not perform a covered repair within sixty (60) days after you request service, or does not issue a refund owed within sixty (60) days after cancellation, the Georgia terms say you 'may file a claim directly against RLI Insurance Company'. Disputes: section 14.2 sends controversies to arbitration under California law; check your own state's version.

If the company does not resolve it. Keep your contract, claim numbers, dates and the names of people you spoke with. You can file a BBB complaint, a complaint with your state attorney general or consumer protection office (list: usa.gov/state-consumer), a report with the FTC (reportfraud.ftc.gov), and, for Texas contracts, a complaint with the Texas Department of Licensing and Regulation, which says it reviews complaints against residential service company providers through its Service Contract Providers online complaint form.

Select Home Warranty regulators: Texas TDLR licence listing and what was and was not found

Texas licence listing. The Texas Department of Licensing and Regulation (TDLR) took over oversight of residential service companies from the Texas Real Estate Commission on September 1, 2021. TDLR's residential service company list (its page title reads 'Licensed by TREC as of 9/1/21') shows 'XPD Warranty Group, Inc. (d/b/a Select Home Warranty), License Number 161' with Joseph Shrem listed as President. The company's own terms name XPD Warranty Group, Inc. as the obligor for Texas and Oklahoma residents.

Reported TDLR inquiry (August 2022). A KZTV (Corpus Christi) report dated August 2, 2022 says a customer who paid Select nearly $1,000 in August 2021 told the station no technician was sent for two service requests, and says TDLR 'confirm they have opened an investigation into Select Home warranty', which the station wrote also does business as XPD Warranty Group. The report is the station's account; the consumer's statements in it are her allegations, and no Select response is quoted. No TDLR order, penalty or closing outcome for this inquiry was identified in the sources checked on October 6 and 7, 2026.

What was not found. In the sources checked on October 6 and 7, 2026 (BBB profile, TDLR pages, CourtListener and Justia dockets and web searches by company name and by XPD Warranty Group), no consent order, civil penalty, injunction or published settlement by the FTC, a state attorney general or an insurance department was identified against Select Home Warranty. State agencies that publish no searchable enforcement list were not searched individually, and a state insurance department's page that rejected access when opened on October 7, 2026 could not be read; this is not a statement that no state action exists. Enforcement actions against other home warranty companies are not about Select.

Which legal entity is your contract with. The company's terms name different obligors by state. The company's Reviews page FAQ also states a 90-day workmanship guarantee on covered repairs (company statement).

Select Home Warranty court cases (dockets read October 6 and 7, 2026)

Docket entries below were read on CourtListener (newest entries first) on October 6, 2026; the Lynch, Ciesielski and Sacchi dockets were also opened on Justia on October 7, 2026. Complaints are allegations; the docket entries read do not state settlement terms or any finding against Select Home Warranty. Where the docket does not state the claims, this page does not infer them. Cases are listed in the court-case table.

  • CourtListener's case-name search for 'Select Home Warranty' returned 15 dockets (14 cases; one was transferred between divisions), filed from 2017 to 2026. A fifteenth case, Lynch v. Shrem et al. (D. Ariz.), names Select Home Warranty LLC as one of three defendants without the company in its caption, so it is added from its Justia docket; the table lists 15 cases. The list covers only cases found by these searches and is not a complete count of every suit naming the company.
  • Eight cases carry a Telephone Consumer Protection Act classification: six on CourtListener (Panvini, Agbim, Johnson-Gruver, Garibay, Shegian and Ghebari) and, on their Justia dockets, Ciesielski and Sacchi (nature of suit 'Telephone Consumer Protection Act (TCPA)', cause of action 47 U.S.C. 227). In the entries read, each ended by dismissal, stipulation or termination, and none shows a ruling on the merits.
  • Cases filed in 2026: Callier (W.D. Tex.), pending with an answer filed on July 31, 2026; Ciesielski (D.N.J.), closed after a notice of settlement; and, filed in December 2025, Lynch (D. Ariz.), a Magnuson-Moss Warranty Act case dismissed on May 26, 2026 for lack of subject matter jurisdiction.
  • Smith (S.D. Fla.), Sacchi (D.N.J., TCPA-classified, ended by stipulation entries), Williams (E.D. La.), Dewey (D.N.J.), Golla (M.D. Pa.) and Open Access for All (S.D. Fla., an Americans with Disabilities Act website case) ended by dismissal or termination entries.

Plaintiffs' court filings are not evidence of how Select handles claims generally, and a dismissal after settlement is not a finding either way. Third-party sites that call these cases a 'lawsuit wave' were not used as sources.

Frequently Asked Questions

How do I file a claim with Select Home Warranty?

The Contact page lists 1-855-267-3532 for filing a claim and a Customer Login portal. The terms say you must contact Select before obtaining service, that a repair claim must be made within three days of discovering the failure, and that Select will not reimburse a technician you hire without prior authorization.

How do I cancel Select Home Warranty and get a refund?

Terms section 13.2 says you may cancel within 30 days of the order date for a full refund only if no service has been provided. After day 30 the terms say a refund is pro-rated at the non-discounted annual plan cost, less a $75 cancellation fee and service costs. The sample cancellation clause does not specify how notice must be delivered, so follow the instructions in your own contract documents and keep proof of the date and the way you gave notice (the Contact page lists 1-855-267-3532 for general questions). Preventing automatic renewal on the monthly payment option is separate: section 14.1 requires written notice thirty (30) days before the Termination Date.

What is the Select Home Warranty service call fee?

The company's FAQ says the fee typically ranges from $65.00 to $200 depending on the plan and is due each time a technician is dispatched. The Georgia-residents terms state $75. The terms say it is due even if the claim is denied or limited.

What are the coverage limits in the Select Home Warranty terms?

The sample terms set annual repair/replacement allowances of up to $3,000 for heating and cooling, $500 for appliances, plumbing and electrical, and $400 for each additional coverage option, and say no coverage for replacement of entire systems, appliances, compressors, control boards or motors is provided in the first 30 days. Read your own contract, because terms vary by state.

Is Select Home Warranty an insurance company?

The company's terms say 'SELECT IS NOT AN INSURANCE COMPANY OR A SERVICE PROVIDER' and describe the product as a service contract, adding that its obligations are 'backed only by the full faith and credit of Select and are not guaranteed under a reimbursement insurance policy.' The Georgia-residents version describes a surety bond from RLI Insurance Company.

Ariz.), where Select is one of three defendants; eight of the 15 cases carry a Telephone Consumer Protection Act classification. Entries read show dismissals, stipulations or terminations, and one 2026 case in W.D. Texas pending. Filings are allegations, and the dockets read do not state settlement terms.
