Pettable refunds, cancellation and complaint routes: what the company's pages say (checked October 12, 2026)
Pettable's own pages, opened on October 12, 2026, set out the routes below. Terms, prices and refund conditions are the company's and can change; the Terms of Use you accepted at checkout govern your purchase, and state ESA rules differ. Pettable is a brand of Receptive, Inc.; the mental health professionals who evaluate you are Network Providers, and Receptive says it facilitates access to them.
Contact. The Terms of Use (section 3) say: "Receptive only offers support via email at [email protected]. We do not offer telephone support." The Help Center (support.pettable.com) also has a "Submit a request" form, which the website's "Contact Us" link opens.
Refunds, as written in the Terms of Use (section 4). Receptive lists three cases: (1) Denied accommodation: it "may refund solely the Fees applicable to the Telehealth Services and Administrative Service, but not the Veterinary Services" if you were denied an accommodation by a landlord or property manager "due to a claim that the ESA/PSD Letter from Receptive is not valid", you filed a complaint with HUD and gave proof of the filing, you submitted documentation of the denial to [email protected] within 60 days, the information you gave was complete and accurate, and you attended each required appointment. (2) Failure to qualify: if the Network Provider determines you do not qualify, Receptive "will refund your Fees" if you submit the rejection letter to [email protected] within 30 days of the determination. (3) Pettable Academy or PSD training courses: a written refund request by email within 7 days of purchase. The Terms add that you will not be entitled to a refund except in those cases and that Receptive "will not issue a refund" if you do not schedule or attend a consultation, or if you decide not to continue before completing the process.
What the marketing and Help Center pages say. The home page says "Full refund if your letter doesn't work" and, under "Money Back Guarantee", "If your ESA Letter is not approved, we will refund 100% of your payment." A further home-page passage says: "If your landlord illegally denies your legitimate ESA letter for whatever reason, we will refund 100% of your purchase price." Terms section 4 (Denied Accommodation) says Receptive "may refund solely the Fees applicable to the Telehealth Services and Administrative Service, but not the Veterinary Services" if its listed conditions are met. The Help Center article "How does the Money Back Guarantee work?" says: "Once signed, your order is non-refundable, unless you meet the following two reasons: (1) you do not qualify for an ESA letter after your consultation as determined by the licensed mental health professional or (2) if your landlord does not accept your ESA letter after filing a complaint with FHEO." For PSD training the Help Center article "How does the money back guarantee work for PSD training?" says: "simply email our support team within 7 days of your order and we will refund 100% of your purchase"; the Terms say that, if you are dissatisfied with the course materials and ask in writing within 7 days of purchase, Pettable "will refund the portion of the Fee paid for the PSD Training Course or Academy Courses, as applicable (but no other Fees)". The Terms say HUD where the Help Center says FHEO (HUD's Office of Fair Housing and Equal Opportunity); if you need a refund, quote the Terms and keep your dated proof of the housing complaint.
Cancel the ESA Letter Value Bundle (subscription). The Help Center article "How do I cancel?" says: "You can cancel your subscription anytime by contacting [email protected]. Once your subscription is canceled, no further payments will be processed." The Terms (section 14) say that to end the Bundle you "must contact Receptive at [email protected] and specifically request the termination of your entire ESA Letter Value Bundle Subscription"; ending one component does not end the whole Bundle unless you ask in writing. Veterinary Services are "charged monthly" until you ask to cancel them by email, and ending other services "does not automatically terminate Veterinary Services". The Help Center's "How much does it cost?" article says the Bundle includes the consultation and letter "plus $14.99/month for ongoing benefits". Keep a dated copy of your cancellation email and check your card statement afterwards.
Letter accuracy and landlord questions. If the letter has a wrong name or date, write to [email protected] with the correction. For a landlord who questions the letter, the Help Center says to reach out to the assigned mental health professional to validate it, and another article says that if a landlord requests additional forms or online third-party verifications "there is an additional fee you can paurchase on the portal" (spelling as published) and that the landlord should contact your therapist "using the contact information on your ESA letter"; the home page also says therapists are available to talk to your landlord "for an additional fee". The Terms also say Pettable does not accept health insurance for the Services; the home-page banner on October 12, 2026 read "Year end reminder. Your HSA or FSA can cover your ESA consult." Both are company statements.
Bundle extras and their deadlines. The Terms (section 2) say the Bundle includes a one-time $15.00 Amazon gift card that you must request by emailing [email protected] "on or before the date that is thirty (30) days after you sign up", and that to activate Veterinary Services you must contact [email protected].
Outside the company. A housing denial can be reported to HUD's Office of Fair Housing and Equal Opportunity: online, or by phone at 1-800-669-9777 (HUD's "Report Housing Discrimination" page, opened October 12, 2026). Card disputes go to your card issuer. Complaints about business practices can be filed at the FTC's ReportFraud.ftc.gov, which says it shares reports with law enforcers but cannot resolve individual reports, and with your state attorney general. Quality-of-care concerns about a clinician can go to that clinician's state licensing board.
Who operates Pettable and what it sells
Who operates Pettable. The Terms of Use identify the contracting party as Receptive, Inc. ("f.k.a Pettable, Inc."), and the pettable.com footer reads "© 2026 Receptive, Inc." with the address 2810 N Church St, Suite 67131, Wilmington, Delaware 19802-4447. The Privacy Notice (effective September 2023) gives "810 N Church St, Suite 67131" for the same suite. BBB's listing for Receptive Inc. states the reason "Both addresses in Delaware are mail forwarding / registered agent. BBB does not have a physical location for the company" and names Amber Gill as CEO. receptive.com presents Pettable as one of the care brands of Receptive, alongside ADHDAdvisor and Top Nutrition Coaching; those other brands are not covered on this page. No founding year was found on the pages checked.
What it sells. The Terms say Receptive "has developed a network of licensed mental health professionals and facilitates your access to a provider in this network" to decide whether you qualify for an ESA letter or a psychiatric service dog (PSD) letter. The providers "provide telehealth services"; the fees for those services are, per the Terms, passed through to the provider and Receptive keeps the fee for its administrative services. Other products are online dog training (Pettable Academy), PSD training, veterinary access and the ESA Letter Value Bundle. The Help Center says an ESA letter's final price "ranges from $99 to $169" depending on needs (an article that may not reflect the current checkout); one Trustpilot reviewer wrote that they paid $200 for the Express 24-hour option.
How it works. The home page describes a 3-minute assessment, a consultation with a therapist matched to your state, and a letter within 24-48 hours of approval. It says residents of Arkansas, California, Iowa, Louisiana and Montana face new laws that require a client-provider relationship of at least 30 days before documentation, "which will result in having two consultations before qualifying". It also says an ESA letter "does not provide protections for traveling with a pet or assistance animal" and that no official ESA registry exists.
Dispute terms. Section 15 of the Terms contains a jury waiver and class action waiver and requires an informal dispute conference before litigation, with notice to [email protected] or to the Wilmington address. If the informal process does not resolve the dispute within 60 days of the notice, the Terms say "Such litigation shall be held in the state and federal courts in Delaware."
Complaint and review record as displayed on October 12, 2026
BBB. BBB profile 0251-92035259 for Receptive Inc. (telemedicine) lists 2810 N Church St Ste 79505 and, as a branch, Ste 67131 (the suite shown on pettable.com), both Wilmington, DE. As displayed on October 12, 2026, it says the business is not BBB Accredited and shows the rating "Not Rated". Its complaints tab shows "3 total complaints in the last 3 years" and "3 complaints filed in the last 12 months", with no complaint text published; the reviews tab shows an average of 1 out of 5 from 2 customer reviews, dated September 22, 2026 and February 3, 2026. One review describes an ADHD telehealth appointment and medication and a later monthly charge; the other describes a prepaid appointment the reviewer could not cancel or reschedule; neither names Pettable, so these figures belong to the company Receptive, Inc. and are not specific to this brand. BBB's raw page data gives the file-opened date as February 11, 2026.
Accreditation statement on pettable.com. The pettable.com home page says "100% legitimate and Better Business Bureau Accredited." The BBB profile for Receptive Inc. states the opposite for that entity. The home page's BBB link points to the BBB profile of US Service Animals LLC, Mandeville, LA (shown on BBB as accredited), a different business whose BBB page, as read on October 12, 2026, did not mention Pettable.
Trustpilot. As displayed on October 12, 2026, "Pettable ESA" shows 4.6 out of 5 from 6,418 reviews, with the star split 89 percent 5-star and 6 percent 1-star. The profile is claimed (since August 2022, paid subscription) and carries the notice that the company has not invited customers recently, so reviews may not be representative. The pettable.com home page shows "4.8" and "Read our 1,049 reviews", and also "4.9 stars"; these differ from the live Trustpilot figures.
ConsumerAffairs. The ConsumerAffairs page, updated October 9, 2026 per its label, shows 4.7 from 827 reviews. ConsumerAffairs says it may be paid by companies displayed. Figures from the three sites are not added together.
What reviewers and the company say. The Trustpilot reviews visible on the profile page on October 12, 2026 include customers describing fast turnaround and letters that a landlord accepted; these are consumer statements and were not counted. The ConsumerAffairs page shows a company reply to one reviewer that apologises for "the delay and lack of communication regarding your ESA renewal."
Our archive. No complaints about Pettable have been published in our own archive as of October 12, 2026.
Is Pettable Legitimate?
Receptive, Inc., the operator named in Pettable's Terms of Use, lists a Delaware address that BBB describes as mail forwarding / registered agent; BBB shows no physical location. The Terms describe a "network of licensed mental health professionals" and also say: "Each Network Provider is independent of Receptive and is not employed, vetted, or screened by Receptive unless otherwise required by Applicable Law." On state, the Terms say only that you must be located in the state you gave "as the licensed mental health professional cannot assess across state lines"; the home page says a legitimate ESA letter must come from a licensed mental health practitioner. Licensing of individual clinicians was not checked here; state licensing boards publish license lookups.
In the sources checked on October 12, 2026, no FTC action, state attorney general action, or court case naming Pettable or Receptive, Inc. was identified. Those sources were the CourtListener RECAP search for "Pettable" and "Receptive, Inc.", web searches, BBB and the company's own pages. The CourtListener RECAP search for "Pettable" returned two results: an exhibit filing in FTC v. Ascend Capventures Inc. (C.D. Cal. No. 2:24-cv-07660) whose indexed text includes a text-message line beginning "Pettable:" (Pettable is not among the listed parties and the docket does not state a claim against it), and a 2011 bankruptcy petition (Bankr. N.D. Ill. No. 11-40025) in which the match is a garbled character-recognition reading of the scanned text; neither concerns Pettable or Receptive, Inc. State-court dockets and state agency databases were not searched.
Whether a landlord must accept an ESA letter depends on federal fair housing law, state law and the facts of the tenancy; Pettable's home page says a legitimate letter must come from a licensed professional and that its therapists are available to talk to your landlord for an additional fee. Several states (as Pettable itself says, Arkansas, California, Iowa, Louisiana and Montana) require an existing client relationship of 30 days. This page gives no rating and does not say whether any letter will be accepted.

Frequently Asked Questions
Who owns and operates Pettable?
Pettable's Terms of Use name Receptive, Inc. ("f.k.a Pettable, Inc.") as the contracting party. The pettable.com footer reads "© 2026 Receptive, Inc." with a Wilmington, Delaware address. The licensed mental health professionals who write letters are Network Providers who "provide telehealth services"; the Terms add that each "is independent of Receptive and is not employed, vetted, or screened by Receptive unless otherwise required by Applicable Law".
How do I get a refund from Pettable?
The Terms of Use section 4 list three refund cases: a denial by a landlord or property manager because the letter is claimed to be invalid, where you filed a HUD complaint and gave proof of the filing and emailed documentation of the denial within 60 days of the denial (the Terms say Receptive "may refund solely the Fees applicable to the Telehealth Services and Administrative Service, but not the Veterinary Services"); a Network Provider decision that you do not qualify, with the rejection letter sent within 30 days; and a Pettable Academy or PSD training refund request within 7 days of purchase. Requests go by email to [email protected]. The Terms say no refund is due if you do not schedule or attend a consultation or stop before completing the process.
Is the Pettable money-back guarantee unconditional?
The Help Center says: "Once signed, your order is non-refundable, unless" you do not qualify after the consultation or your landlord does not accept the letter after you file a complaint with FHEO. The home page shows shorter wording ("Full refund if your letter doesn't work"). The Terms add conditions such as denial documentation within 60 days of the denial, a HUD complaint with proof of filing, and attending every required appointment, and say Receptive "may refund solely" the telehealth and administrative fees, not the Veterinary Services.
How do I cancel the Pettable ESA Letter Value Bundle?
The Help Center says you can cancel anytime by contacting [email protected] and that no further payments are processed after cancellation. The Terms say you must specifically request termination of the entire Bundle in writing; ending one component does not end it, and veterinary services are billed monthly until you ask to cancel them. The Help Center puts the ongoing Bundle cost at $14.99 per month.
Does Pettable have phone support?
The Terms of Use say Receptive only offers support by email at [email protected] and does not offer telephone support. The Help Center has a "Submit a request" form. Separately, the Terms list a veterinary assistance helpline (the "Veterinary Helpline") at 833-849-9559 for veterinary advice under the Veterinary Services; it is not described as a customer-support line.
Is Pettable BBB accredited?
The pettable.com home page says "100% legitimate and Better Business Bureau Accredited". The BBB profile for Receptive Inc., Wilmington, DE, as displayed on October 12, 2026, says "This business is NOT BBB Accredited" and shows the rating "Not Rated". The BBB link on the home page opens the profile of a different business, US Service Animals LLC.
How much does a Pettable ESA letter cost?
A Help Center article says the final price "ranges from $99 to $169" depending on the package. The Bundle adds $14.99 per month per the Help Center. Prices on the checkout page were not tested, and a Trustpilot reviewer stated they paid $200 for the Express 24-hour option.
What do Trustpilot, BBB and ConsumerAffairs show for Pettable?
As displayed on October 12, 2026: Trustpilot 4.6 from 6,418 reviews (profile says the company has not invited customers recently); ConsumerAffairs 4.7 from 827 reviews; BBB profile for Receptive Inc. "Not Rated" with 3 complaints in the last 3 years and an average of 1 out of 5 from 2 reviews. They are separate sources and are not combined.
Has Pettable been sued or sanctioned by a regulator?
In the sources checked on October 12, 2026 (CourtListener RECAP search, web searches, BBB and the company's pages), no court case or FTC or state attorney general action naming Pettable or Receptive, Inc. was identified. State courts and state agency databases were not searched.
