Diamond Resorts preys on owners Las Vegas Nevada

I have owned a time share since 2001. When I tried to exchange for a stay at another location nothing was available even in the off season! When I tried to drop out of the club, they informed me that I had to have an official document notorized! I tried for 3 months to get a copy of the "withdrawal" form. Each time I was promised it would be sent by USPS and by email. I rec'd nothing. I started calling daily and was told a late fee had been added. I explained that this timeshare experience was a nightmare... A money pit. They would not allow me to turn the property back until I paid it off. Does that tell you anything?!
I also learned that I would have to pay for repairs if it was flooded or burned down. I cannot believe that I was suckered into such a bad deal. They raised prices on everything and withdrew a promised gym membership for those who lived locally and owned a unit. Are there no rules for them? Their customer service people tried to tell me that I had been mailed and emailed the desired form. I continue to receive their bills and advertisements via both forms of communication.
By the way, if you book a room, the default is for a $95. Charge to gaurantee the date. If you miss that and don't change it, they won't refund the charge. They screw you at every turn.
