Sun Communities AKA Catalina MHP Mobile Home Park
Sun Communities AKA Catalina MHP Favoritism, vandalism, theft and rudeness. Just plain nasty here

Politics & Government

With the high price to live there and the excessive invasion of privacy, that place isn't worth it. The streets are trashed with potholes and sunken storm drain grates that are really only French drains. The trees are so overgrown they won't trim them and neither are the residents allowed to either, You worry that an 8" branch will come through your roof. You can count on not having water 1 or 2 days out of the month. The older children are heathens. The younger play in the street and sidewalks wearing nothing but a diaper. I guess putting a pair of shorts on a baby to 4 years old is too hard for some people. The adults are usually drunkards. A lot of lip service comes from the office. The closer to the front you are, the better it gets. The majority of trailers there that are ugly as hell that as were built during the Nixon-Ford and possibly the Carter administration. I have a feeling that the entire staff needs to be randomly drug tested ongoing. They renig on the lease option clause about having $3,000 of your rent applied to the buying of a trailer. They are not interested in selling trailers so do not believe them when they talk about this. They can net $25,000 after renting out a $21,000 trailer at $650 a month for 5 to 7 years with low economy grade appliances, fixtures, and construction. Learn about "shear walls" and financing limitations and your left bent over a barrel with Michigan. They are not even level. I could make the floor twist in the middle when jumping in a bedroom. They really push the lease and not the purchase, even when I could get a lender on my own. They violate their own lease when you want to go month to month after a year. First, they put you on the crap list, then try to evict you before the lease end. I know of a couple arsons here to get out. They got lucky and played it right. They do pull your credit through choicepoint. However, you can give them fake references and they don't know the difference. When you move out, even on "so called" good terms, you are barred from seeing your few good friends here. Yep they permanently kick you out. Gotta sneak back in. HMMM, Explains that pool pass book, doesn't it. Like a kid is going to walk 3 miles from Middletown to the country to swim in a trailer park. Never was a problem before. There are usually 2 sheriffs patrol cars (4 officers) parked in the front for a community of approx 800 people in the evenings. Pretty low ratio, right? Can we figure out why? Stay hidden from everyone here and change cars often.

As for the atmosphere, The residents are usually poorer than dirt with nothing better to do than watch Jerry Springer, the Judge shows, and cause neighborhood drama to entertain themselves when the cable or electric is disconnected. Satellite won't work due to those trees. To live here you need to (1) drive junk or have a "buy here-pay here" dealer sticker on the back of your car, (2) have firearms or alot of baseball bats, (3) make less than $250 a week, and/or (4) collect assistance from the state, (5) Act like you do drugs or do them and (6) Be in the "click". If you miss most teeth, haven't worn a bra since junior high school, and are a 100% match with Jeff Foxworthy's Redneck, You have a good probability of getting in the click. Contact the Circle "leader" to inquire. You need to ask around as the management denies this happens but you can catch one-on-one meetings between the leader and management in the office. Happens alot so your chances are good. Just listen from the other room there. If you can't get in the click, You are sub-trash. The Click are allowed to violate the lease covenants and do whatever they wish with absolutely no recourse from anybody. The turnover is high, If you are looking for something here and it's available, That should be a self explanatory tip off. The theft of yard items is rampant, Siphoning gas from cars is common, People stare in your windows and doors and scope out your patio as they walk by very slowly and repeatedly, I've caught people leaning in my car looking around. You'd better be beyond desperate to get in there.

Trailers are like cars, They go down in value. Not a wise investment. I wanted to see for myself if those trailer trash jokes were for real, Yes they are. Feels and looks like a Kentucky state prison probation / parole pre-release program community. They should have a Butler county sheriff sub station in the front in the empty office space they are trying to rent out next door to the hair cut place.
