Arc forrest park is exactly the same as all other arc parks on this site. When we moved into our house they played the game of every wish is my command and then you sign the lease. When we signed it was $285.. We've lived here almost 3 years and now its over $500 a month! Every year they send out evictions to people for having torn up lawns. That their plow drivers tare up! What the heck!

They send out eviction notices for paying on the second of the month. Then tell you if you get 3 notices your out and they own your trailer if you dont move it within a week. The upped our rent by a huge amount for snow removal last year. And the storm that they said caused the raise (from $478 to $513,) they took 4 days to clear it. 4 days with snow that was untuched in the road. And we some how lost ALL of our services do to it.

If you live in this park and one of the tree's fall on your house. Guess what you get? An eviction notice. Though they own the trees! And wont let you cut them down unless you pay a company that they approve. At this moment I have a tree over my house that drops huge branches every single winter. Will they help? NO WAY!.

Park rules state that you can not own a pitbull. But amazingly our manager owns just that and EVICTED A FAMILY FOR OWNING THE SAME TYPE OF DOG. And took the trailer. They say we have to pay for parks and pools in our lease. We have NONE. They say when you move in that everything is included in the rent. Then you pay for everything excluding rent.

All other parks are less. $395 for a park less then 2 miles away. This park (around 10 years ago) was owned by a family member of mine before arc bought it. Fixed up a BARN into their office and repaved some driveways. Put up some crappy signs and started charging $350. When the rent before was right around $200 a month. Wtf!

All in all arc is just like wallmart. They are a corperation that has no feelings. They are a money machine and will suck you dry. Their site says oh you have your own yard. They dont tell you if you put up a fence or they dont like your lawn furniture then they can evict you. That if you don't upkeep the damage that they cause you get evicted.

ARC IS THE BIGGEST RIPOFF EVER. And if you ask our newest manager he'll agree. Then turn around and say. Oh i have no power over anything.

ALSO DO NOT EXPECT THEM TO HELP IF ANYTHING THAT THEY OWN GOES WRONG. Ie sewer/water / power anything like that. You have to wait until they can afford it. 188 trailers. $513 a month. But you have to wait. BS at its best
