Shawn Hinshaw presented with quite a sob story and many half-truths. Against my better judgement, I let her rent a home from me and move in without having signed the paperwork because of her "illness." She refused to sign paperwork, delayed move-in, brought in unpermitted animals, would not allow repairs or inspections with proper posted notice, made false accusations, and twisted details to suit her situation.

She has a propensity to tell you—THE LANDLORD—just how it will be, even when you—THE OWNER—is operating under all of the proper landlord/tenant laws. She threatened lawsuits about human rights violations that don't exist, claimed her ex was a sex offender and is after her (turned out to be a lie), quoted her version of the law, and never allows any one in the unit for inspection, repair or showing.

She lived in the dark and never unpacked her boxes. There were so many stacked around that it was impossible to see the walls or the floors (as viewed from the door when being turned away). A neighbor told me she slept in the living room because the bedrooms were filled to the ceilings with boxes.

She refused to deal with every level of authority—including property management companies. She screamed at property management representatives and said they were "harrassing" her. She even disregarded a letter from an attorney stating she was to make no more contact and sent a rambling, 25 page letter.

Initially, I felt sorry for her.in fact, even after she was difficult I felt sorry for her and tried to help her. However, her entire repetoire is based on being a victim. Once she has you sucked in to her victim demeanor, she turns into an out-of-control dictator. She believes that as the tenant she dictates just how things will be—including the financial terms of living in your unit and when she will leave even when she has been given notice to move.

She threatened to call the police, posted big signs that if any one tried to enter that the property was being "watched, " called and complained about things not being repaired that weren't ever broken yet didn't let an item that needed to be repaired be fixed, told neighbors her human rights were being violated, and... Well... The list goes on and on.

In years of rental ownership I have never encountered such a "case" as this one. I have now discovered that she has tried to sue several other people including landlords and has even put so much stress on another landlord that she ended up in the emergency room.

No matter who she says her references are, if you rent to her you will be tremendously sorry.
