Real estate taxes are based upon property value. However, property value is comprised of two distinct items. One is the LAND. The other is VALUE ADDED such as a BUILDING.
The total of the two=LAND APPRAISAL & VALUE ADDED APPRAISAL are supposed to be the elements that are used to establish the TAX ASSESSMENT. THIS HAS NOT BEEN DONE.
The statute as set forth by the NEW YORK STATE OFFICE OF REAL PROPERTY SERVICES AND UNIFORM STANDARDS OF PROFESSIONAL APPRAISAL PRACTICE (USPAP) has not been followed.
As a result hundreds if not thousands of parcels of real property, that of homeowners, have been improperly taxed, and that means OVERTAXED.
With more than 400,000 parcels in Nassau County this is a rip-off and deserves a class action lawsuit.
