Tanks keep leaking and going out

Our landlords have changed a 40 woman whirlpool purchased from Lowe's and evryone that's been changed went out and began dripping water. Continuously heat since water is dripping from container. This is actually the 4th one in 2yrs... I've to pay for the water and electrical applied when these tanks venture out and of course the stress of getting to bother my landlords.
