They will tell you that a slight negative income is "OK." This is not true: ANY negative cash flow is a bad thing. Mardshall Reddick Seminars will make guarantees for the property manager (I have fired ALL of the ones they recommend) and say they are the best (absolutely NOT true). They promise that rents will increase substantially the next year. Sorry folks... Again not true.

Run the crime statistics on the neighborhood they offer before putting money down. You will find that you will not even want to live in most neighborhoods they represent.
