Seller is offering Contract for Deeds to collect money. The builder is broke and needs money so he will take your down payment and pocket the money then scam you on the contract. Be very careful of this person. The guy shows up like he is the King of the town and then will "Sway" you into a deal but in the end you will be taken of your money.
At first you will think it is a great deal but until you see the fine print that he puts in front of you then you will realize you got taken. He is broke, he is not the builder he claims to be and if you see how he lives his life he only cares about one person, HIMSELF! Don't build, buy or rent from him. You will lose the money.
