Ripoff company taking advantage of unsuspecting homeowne

As a mortgage broker, I sent out an appraisal request to Evans as well as two other companies with specific instructions (in writing) to contact me before scheduling the appointment. I followed this line due to the fact that the homeowner speaks broken English. When company "B" contacted me I moved forward with the scheduling and alerted the homeowner that her property would be inspected on Thurs. On Weds. The borrower called me in a panic because the appraiser showed up a day early and that was not convenient for her. I re-confirmed that her appointment was for Thurs, and she said that she had told the appraiser that and he let her know that he simply "had an earlier opening and that's why he was there ". I instructed her to not allow him to inspect her home.

Unfortunately, the inspection was complete and the appraiser had left already. When company "b" arrived on Thurs. The borrower had a payment check already made out in their name, and the business went as planned. After the entire loan was completed, Evans forwarded my company a bill for their services as well as an appraisal that was 12,000 short of the actual home value. I have discussed this with them and they insist on being paid. Their appraisal was un-ordered, unprofessional, undesired, unethical, as well as under value. Stay away from them in all respects or run the risk of being their next victim.
