Marina Pointe Apartments continues to degrade maintenance practices and do away with amenities yet still raises tenants' rent up to $300mo.

When I moved in 2 years ago it took almost 3 months to get them to make repairs to the dishwasher that flooded the kitchen, the gas stove that didn't work because a maintenance worker had shut the gas off at a main valve outside my apt, the heater, the master shower that sprayed water all over the floor, the gas fireplace, the disposal that allows gunk filled water to fill the sink when the dishwasher runs, kitchen overhead light fixture (dark kitchen for 2.5 months!), and other issues with missing fixtures, etc. I submitted the above via move-in report, phone messages, and written maintenance requests. Finally in the 3rd month I phoned every day until they finally fixed some of the items on my list.

To this date, the fireplace does not work, the garbage disposal does not work, the dishwasher still backs up into the sink, and the guest closet light fixture is still missing. I gave up submitting requests because the office staff continually turned over & the maintenance man never appeared.

Marina Pointe bills tenants an average of $25-$27mo per unit for water usage. There are no individual meters. Some units house families of 3 to 4 members or college roommates who stay home all day while others may house a singleton who is away at work. A number of tenants found out from legal sources (one tenant is a litigator) that Marina Pointe cannot bill us without metered proof of use; these tenants do not pay the water bills. Marina Pointe does not require them to pay. The others of us who were stupid enough to pay cannot stop without being harrassed by the office and having the unpaid amounts deducted from our deposits.

I don't use my dishwasher for the above stated reasons. I don't use their laundry facilities because they are generally filthy and the elderly Russian tenants remove my clothes before the cycles are complete. Yet I have paid $625 towards water usage while others pay nothing.

Marina Pointe charges a $700 pet deposit up front for 'legal' dogs. At least 3 times during the past year they have posted notices on our units listing 'legal' breeds and stating that tenants with breeds not listed must pay a fine and remove the animals. Pit Bulls & St. Bernards are listed as illegal. For over a year a St. Bernard has lived in the apartment down the hall from me. For almost a year 3 Pit Bulls have lived in the complex, 1 black and white (3rd floor of B building) & 2 red & white. None of these pet owners have been fined or made to remove the animals. At least one of them never paid a pet deposit.

Several tenants told Marina Pointe that their dogs are 'service dogs' to avoid paying the $700 pet deposit. One dog is a half blind poodle whose owner allows it to walk in front of oncoming traffic as she yells at the cars to slow down. This dog did not go through training or receive 'service' certification. Another is a yellow lab puppy that has not been through any training. And has none scheduled. Just because this lab's owner intends to put it through training 'some day' in the future does not make this a legitimate 'service' dog. The owner is a girl in her twenties with no health or physical issues whatsoever. Marina Pointe does not verify anything. These tenants skated without paying the pet deposit while other honest tenants like me pay & will have fees and penalties deducted when we move out.

A number of tenants have dogs and lie about it to prevent paying the deposit. One dog is a toy maltese named Wolfie that was reported as a nuisance by neighboring tenants (4th floor B-Building) including one who was bitten on the thigh by the dog. The pet owners claimed the dog didnt' live there & was just visiting. Four people lived in the apartment with the dog. A member of the office staff, Karissa, lives a few doors down from this dog & admitted that she knew all along that the dog was there & was a nuisance yet she did nothing. The tenants moved to apt A502 with the dog claiming the dog was goign to live in a neighboring building. The dog is in A502.. They didn't pay the deposit.

Marina Pointe requires that dog owners pay 'pet rent' of $25mo for xtra cleaning of the hallways, plant maintenance, etc. The above mentioned dog pees in the hallway & defecates in the hallway daily. The tenant didn't pay the deposit & doesn't pay the $25 pet rent. Karissa, the MP bookkeeper, also lets her dog pee in the hallway by her apartment. She doesn't pay fines.

Marina Pointe does not clean the hallways. They rarely even vacuum the carpets except in the office.

Marina Pointe built a 'dog run'. They put in artificial turf and a yellow clay path along with a trash bin & plastic bag dispenser. They don't hose down the astro turf. They don't empty the trash bin even when it is overflowing with bags of feces. At one point there were 2 dead rats and a dead cat in the dog run. It was weeks before the dead animals were removed even though tenants reported the issue to the management.

According to the tenant in the B building who is a litigator and others who have had their lawyers research the issue, CA health laws require that units be re-carpeted and re-painted between tenants. My unit was not repainted or even touched up.

Per management, when I move out end of this month they will charge me a fee for 'flea infestation' even though my dog has regular checkups at the vet & vet records stating 'no fleas'. They will charge me for 'flea infestation' of the carpet even though they are required to replace the carpet they are charging to de-flea.

Marina Pointe will also deduct from my deposit penalties for the light fixture they never replaced, the disposal that doesn't work, and a whole list of other fees and penalties. I've seen the proof of this from other tenants who moved in recent months and came back to tell us of their experiences.

These people are crooks. The staff turns over on a regular basis. I saw 3 new people just this past week.

A few weeks ago they staged nightly 'free food' events for the tenants. This was a blatant ploy to get a good response on the tenant surveys distributed a week later. Those of us who gave our 60 day move out notices were not allowed to fill out the surveys. Shouldn't it be important to them to find out why so many people are leaving?
