Ripoff, Crazy Rulling by Glendale California Judge James Sadigh gets major cover up by court system

Complaint about Judge James Sadigh from the attorney firm Moghaddami & Sadigh Glendale CA was sitting on the bench for my small claim against destructive non-paying tenants Misak and Marina Tavitian.

I am a Glendale landlord that was renting a Townhouse to tenants called Misak Tavitian his wife Marina Tavitian and their son.

The tenants were behind on their rent by a couple of months and decided they did not want to pay rent anymore because they were buying a house, it was not a money issue they simply said are you stupid you expect us to pay rent and buy a house!

The tenants up until they left systematically destroyed the unit by punching and smashing holes in all walls and doors. Urinated all over the carpets, ripped all the kitchen counters up broke the toilets and threw pots of turquoise colored paint all over the concrete paths then let their son ride through it on his bike and around and around the building.

The son filled the landlords mailbox up with drink food and ice cream.

The son graffiti the walls around the building as well with chalk and paint.

The tenants also would leave all faucets running 24/7 to the point where the water pressure would drain on the building top create huge water bills for me, the water bill jumped from $250 to over a $1000 and I would have to shut the entire complex water supply off at night until they woke up the next morning.

The tenants when they finally moved out when their new home they bought closed escrow, without giving the required 60-day notice left about a 4ft pile of rubbish through out the house, along with old tires broken washing machines etc.

The tenants also had sub leased a room with out permission to a relative who paid them rent whilst they paid no rent to me.

Subsequently I filed a small claim against them for all the damage and rent owed.

My evidence included

Full documentation
50 detailed photographs showing all damage
Dozens of legal letters filed against the tenant
Invoices, bills etc
Attorney letters and bills

The evidence was detailed and over whelming.

When Judge James Sadigh asked the tenants about trashing the home they did not deny it.

When the judge asked the tenants did they sign the (detailed) lease agreeing to pay for damage and rent they said YES.

Judge James Sadigh then turned to me and said you know Mr XXXXXX when you buy a building there is always a certain amount of risk that is what is called BUYER BEWARE' you should have known when you bought this building there may be problem tenants so BUYER BEWARE' I award you ZERO DOLLARS for the damage they caused and I award you ZERO DOLLARS for the rent they owe BUYER BEWARE'.

I then filed a complaint with the Commission on Judicial Performance and the Presiding Judge who over sees new Pro Temps both forwarded the complaint to Judge James Sadigh that responded back and said I have no complaint.

If BUYER BEWARE was a legal response that means anyone can stop paying rent smash up the building and walk away for free.

No matter how I complained they would forward the complaint to the very person I was complaining about to respond who would just say sorry no recourse and send it back, the whole thing is being covered up and hushed away.

This Pro Temp Judge James Sadigh needs to be investigated or at the very least never be allowed to sit in a Judges position.
