Not paying rent or security deposit

Helmuth signed a lease purchase agreement with my 82 year-old father and has decided not to pay the earnest money or the rent. He continually delays payment of the rent and earnest money with outlandish stories of why the rent and earnest money are not being paid. He only smiled and said "have a nice day" when the 3-day eviction notice was delivered. He then called my father with another story that he would have my father's money in 3 days if he would cancel the eviction proceedings.in googling Mr. Chamale, I have found at least one foreclosure and 3 actions against him for non-payment of rent. Please be advised not to do business with this guy.
